Construction Projects - Royal Atlantis Dubai Palm Island. Senior Long Term Care centers all over Canada,

Design Involvement:
•Deep involvement in designing High Rise Residential and Commercial buildings.
•High Rise Suite and Unit design, Elevation design, Shadow study, 3D massing study, LEED daylight study & area calculation as per client request. Calculation of FSI, building stats and by-law requirements.
• Providing design drawing package for zoning, committee of adjustment, site plan application (SPA) and various requirements as per the city.
•Assisting support staff with design issues and guiding with appropriate city requirement, construction and by-law requirements.
Contract Administration & Project Management Involvement:
•Coordinated ground up construction, major renovations, and conversion projects for verities of projects disciplines.
•Managed general, consultants, vendors, suppliers and ensuring projects are delivered on time and on budget.
•Maintain liaison between Contractors, Trades, vendors, suppliers, Site and Consultants during construction to resolve field problems, and to maintain project schedule and budget.
•Co-ordinate, chair and attend regular site specific site and construction meetings reviewing schedules/activities associated with the High-Rise Construction ensuring accurate and current resource information is being disseminated. Maintain a detailed note log from these meetings.
•Assist in preparing documentation required by local authorities in order to obtain occupancy.
•Manage Consultants to ensure that drawings meet corporate design intent and project schedules.
•Perform regular on-site reviews of construction in progress; monitor and manage quality of work completed; identify and communicate substandard workmanship and/or scheduling issues to contractor for immediate resolution. Manage deficiencies/warranty resolution.
•Assist with preliminary site investigations and attainment of required permits/variances, as requested or required.
•Attending and arranging consultants meeting to coordinate construction drawings with issues to Architectural, Structural, Interior design, Mechanical and Electrical.
•Providing drawing sketches for site instruction (SI), revision notice (RN), contemplated change notice (CCN), change orders (CO), payment certificates, manpower, schedules delays and other events affecting the project.
•Mentoring staff to understand construction details, drawings & construction standards.
•Supervision of and daily communication with assigned Site Superintendent and Construction Manager.

Contract Administration & Project Management:
•Management and tracking of all associated contract documentation related to construction projects including processing and administering invoices, payments, project administration documents, deficiency reports and track spending.
•Liaising with key stakeholders to interpret and establish project requirements, project feasibility, design parameters, schematic design and priorities to achieve consensus on proposed design solutions and the implementation process.
•Manage outside consultants and vendors related to the project’s design development and implementation, liaison with cost consultants and/or Engineering Department.
•Commissioning of project including ensuring the provision of maintenance, operation and certification documents and post-occupancy evaluation with user groups and consultants.
•Represent users and directly manage contractors and/or act as Owner Representative at construction site meetings with contractors and consultants.
•Management of project cost control and schedule control.
•Completing the review of project documentation when consultants are utilized, completion of necessary documentation to acquire building permits from various City.
•Liaising regularly with users to provide project status, manage expectations and concerns proactively.
