Job profile: As a Senior Manager- Contracts Administration, directly reporting to Project Director and Vice President- Contract Administration & Commercial, I am posted in the site office at Bangalore, Karnataka, India, leading the team of construction managers, contract administrators and a group of technical team. I am responsible for initiation, planning, organizing, execution, monitoring & controlling and closing out of all project works including contractual and techno commercial activities.
 Initiate, direct and monitor design team for design development and ensure proposed design are based on performance, functional specifications and capture any technical issues including initiation for necessary rectification/ revision before proceeding further.
 Coordinate and monitor the technical team for preparation of tender bid documents including building specifications, drawings and bill of quantities for subcontract works.
 Review and prequalification of subcontractors for tender bid invitation. Also, monitor bidding process and finalization of subcontractors.
 Monitor subcontracts are finalized timely as per procurement plan and construction schedule.
 Direct and monitor site team for periodic audit of subcontractor’s process, progress of work, quality of work, Health & Safety requirements, labour resources, material availability, etc. are as per project requirements and initiate necessary remedial action.
 Direct and monitor site team for efficient coordination among the subcontractors to achieve project completion as per schedule. Also, monitor the subcontractor’s progress as per the base line program and emphasizing on completion of the critical path activities as per schedule.
 Direct and monitor change management register including planning, direct execution, monitoring and controlling changes at site.
 Coordinate and monitor the preparation of requisition for variation order/ claims to the client, updating variation order/ claims approvals and subsequent issuance of variation order/ amendment to the subcontractors. Review impact of variation/ delays on completion time and budget including initiation for necessary mitigation activities.
 Monitor weekly progress status reports; prepare, update and distribute overall weekly performance status reports and attend weekly progress meeting with the client, top management, site team and subcontractors to review, analyse, resolve commercial and non-commercial issues arising from the projects.
 Prepare, update of risk management plan and risk register. Initiate risk mitigation plan when necessary.
 Monitoring clients and subcontractors billing cycles, submission of payment request to clients and issuance of payment certificates to the subcontractors.
 Prepare and monitor project financial forecasts, budget analysis, cash flow statement and profit & loss statement

As a Manager Commercial, directly reporting to General Manager Commercial, I am located in head office at Gurgaon, Haryana, leading the team of contract administrators, quantity surveyors, contract engineers, purchasers and cost controller. Responsible for all the contractual and techno commercial activities pertaining to all the projects
Accountabilities:
 Interpret the tender requirements based on performance and functional specifications provided by the client for Design & Build project.
 Liaise with internal designers, consultants and subcontractors for preparing proposals for client review.
 Value Engineering activities on the proposals and to bring proposed project price under client budget.
 Finalization of contract agreement and documents with the client based on the accepted proposal.
 Preparation of project wise procurement plan and procurement strategy for subcontract works.
 Finalization of consultancy contract and liaising with them for design development, finalizing requirements, building specifications, drawings and Bill of Quantities.
 Preparation of tender bid documents for subcontracts works.

I was responsible for subcontracts order execution and handling entire business cycle from quotation to completion.
Accountabilities:
 Interpreting architectural, structural drawings, specifications and Bill of Quantities for listing out the requirements for subcontract works as per the project requirements.
 Preparing Request for Information/clarification request to the consultant.
 Facilitating the quantity surveyors, contract engineers for quantity take-off.
 Preparing the tender specifications, finalization of requirements and issuance of bidding documents to the shortlisted subcontractors.
 Reviewing tender clarification received from bidders and responding to their clarifications.
 Preparation of technical and price comparisons based on subcontractors offer and comparison with the budgeted price.

Accountabilities:
 Conversant with FIDIC forms of contract for Design & Built Contract, Construction Contract and Subcontract works.
 Ascertain all contractual and legal matter arising from the Company’s projects in terms of main contracts and sub-contracts and keeping the Commercial Manager, Project Management & Client appraised concerning all such matters and time management of same including writing notices.

• Coordination with all nominated and domestic subcontractors (Aluminium, Precast, Post tension, Formwork, Joinery, Structural steel works (Interconnection bridge, Roof mast, staircases, steel platforms, etc.), Façade cleaning system, Garbage/linen chute system, Water proofing, Rebar, etc.) in preparation of design, detail shop drawing, fabrication drawing, as built drawing for Consultants review and approval.
• Correspondence with the client, consultant and sub-contractors on all contractual, co-ordination and progress issues.
• Visiting factory of suppliers/sub-contractors to assess availability of material/ production status to monitor the project as per programme of works.
• Coordination with subcontractors for discrepancy or changes in the Issued for construction drawings as per site conditions.

 To manage all financial and commercial aspects of the projects from handover stage from the Estimating Department through to completion and settlement of final account.
 Prepare contractual claims, valuing completed work and issue payment certificates to sub-contractors.
 Site verifications of variations and taking records for submissions of claims.
 Prepare, submit and negotiate interim valuations/ PC rate adjustment/claims/final account with client/client representatives.
 Prepare, submit and negotiate interim extension of time claims and prolongation cost with client/client representatives.
 Preparing claims for variations and proposal for Value Engineering. And maintain register of variation order/approved value engineering along with cost parameters.
 Analyzes, evaluates, and forecasts status of cost and schedule parameters against an established baseline schedule. Assesses the impact(s) of construction changes and schedule slippages. Report schedule and cost status to all levels of project and Company management as well as to the Client in coordination with planning department.
 Preparing budgets, detailed cost plans and performing cost control.
