Project: Consultancy Services for Projects Management for Improvement, Maintenance, Rehabilitation of low cost Houses in Madinat Zayed, Liwa & Mirfa.
Control of carrying out all the operations, maintenance and repair works of all existing low cost houses, as well as schools, mosques, recreational buildings, shops, Tamm center, etc. at Mirfa in accordance of Agreement:
• Inspection of all the villas, roads, pump rooms, sign boards, etc, in the whole area of Mirfa, to determine and submit to the Client the recommended scope of the remedial works required.
• Inspection the Contractor’s works to ensure that the approved scope of works is delivered.
• Maintain daily records of the Contractor’s human and equipment resources.
• Liaison and following up with the Contractor on a daily basis, to ensure that the Contractor is managing its resources, health and safety, and equipment needs on the site.
• Preparation of daily reports for the Client, including works orders, materials delivery, and daily inspection programs.
• Follow up to ensure the implementation of any site instructions that I issued.
• Apply and implement all quality controls and quality procedures that I have developed for the site works.
• Coordinate and co-operate with the Client’s Project Manager during their site inspections in the presence of the Contractor.
• Where site problems are found, work with the Contractor to resolve them promptly.
• Monitor the start-up, commissioning and handover of the site works, including the maintenance of records of the project milestones.
• Audit inspections for conformity with the Contract documents and the Contractor submitted plans.
• Monitor and improve processes to enable forecast projects scheduling accuracy
• Ensure forecast is constantly updated in order to maximize service levels, sales and reduced/optimized inventory levels
• Provide an accurate monthly net sales and margin forecast on a rolling 6 month basis to GBU teams
• Report project progress and service level data on regular basis in line with internal measurements and customer measurements
• Collect the business plans from the departments, analyze and integrate into functional business plan
• Keep track of the performance indicators and report
• Monitor the cost performance of a given area of activity versus budgets so that areas of unsatisfactory performance are identified and rectified
• Contractor Performance Reporting
• In coordination with business units, provide regular reports on contractor performance
• Maintain records of reports, procedures, technical data and other information related to operations and maintenance
• Analyze, design, develop and maintain database programs
• Receive customer enquiries/questions by phone/ e-mail and ensure follow-up with CM
• Pursue (pro-actively) opportunities for sublease agreements (with CM approval)
• Join CM in customer meetings and/or support with follow-up Support CM/ Customer Service with follow-up of customer survey
• Support CM with preparation of proposals and contracts (including operational or legal issues with operational/legal departments)
• Monitor and analyze customer complaints and ensure follow-up by CM
• Prepare Commercial awareness presentation for Ops teams twice a year by CM/CS
• Ensure the achievement of objectives through the supervision of the Maintenance Planning section
• Setting individual objectives, managing performance, developing and motivating staff
• Ensure compliance to safety, quality and environmental procedures and controls across the section to guarantee employee safety
• Develops plans that fully coordinate all related activities in an efficient and effective manner ensuring task completion according to specification and within time and cost constraints to the highest standards
• Ensures that plans prepared based on requirements submitted with full understanding of engineering capabilities and capacities, human resources available as well as materials availability
• Monitors revisions to plans to ensure that they do not lead to adverse reactions
• Ensures full use of SAP systems to support the planning process
• Plan, organize and co-manage exhibitions and trade shows
• Active participation in product launches
• Customer satisfaction surveys
• Ensure the Human Resources practices, policies and procedures are followed
• Assist the Global Human Resources team with the implementation of new HR initiatives
• Respond to employee questions, concerns, and needs
• Work in the recruitment and selection of new team members
• Track and follow up on all HR Correspondence
