Managing two communities one commercial and one residential on behalf of the Owners Association, proposing plans to improve the community services, and managing contractors in the interest of the community; representing the Owners Association when communicating and negotiating with property owners, developer, DMCCA and RERA (Real Estate Regulatory Agency)

Main Responsibilities:

• Received quotations from all tenderers (Service Providers) and prepared tender analysis report to submit to the Owner Association, and re-negotiated the submitted quotations to ensure the lowest price is offered to maintain the building, and prepared budget.
• Managed and oversee main service providers (Cleaning, MEP and Security) and specialised services providers such i.e. Lift maintenance contractor, BMS System, Pest Control, Generator..
• Conducted and chair regular meetings with the Interim Management Board, preparing meeting agendas and meeting minutes.
• Reviewed all the service providers’ monthly reports, and ensured that performance is up to expectation; highlighted strength / weakness and advised on information to be added to the monthly reports.
• Managed entire rectification process and monthly payments process from receiving quotations, invoices, sending LPOs, receiving completion report, reviewing the completed work and release payment; investigating the cause of the damage to find solutions to prevent the same damage in future and invest expenses in the best controllable sense.
• Managed administration and ensured files and record keeping are maintained and in order.
• Managed special projects such as elevators modernizations by communicating and meeting with the specialized contractor, express requirement and expectation, meet regularly with the specialised contractor and get updates on the process.
• Manage the invoicing and collection of all Service Charges and other sums payable.

• I liaised closely with our store managers advising and helping them to achieve maximum sales
• During my time at Withit I learnt how to successfully manage and execute many different aspects of retail/sales work.
