• Adding all units in Ejari system and issuing the certificate.
• Follow up contracts start and end dates, also preparing tenancy contracts and handling the renewal.
• Handover the property following move in and move out procedures.
• Handling all legal issues and preparing any notary notice for any reason following the law.
• Handling collections for all bounced cheques.
• Handling the daily maintenance requests and managing the maintenance team or sub contractors. Full responsibility for dealing with maintenance companies and the constant search for the lowest price and highest quality management and maintenance workers and search for any failure to address it immediately, which maintains your property.
• Supervision of the snagging list and the snagging work of the new properties.
• Dealing with all landlords and all clients.
• Knowledge of RDC system.
• Create a filing system to store documents related to Landlords, Tenants & Properties.
• Finding good tenants, also maintain the property and dealing with issues that arise.
• Determine rental rates to achieve the perfect balance.
• Collection and deposit of the monthly rental payments and follow-up checks and discards them and recoveries, fines, and work to ensure the payment of the customers and tenants each what is owed and work to eliminate the so-called bad debt by working to repay on time to keep the cash flows of owner.
• Marketing and advertising your property through long experience.
• Finding good tenants and directing them to finish all the actions of government and end them if necessary (the ratification of contracts and electricity etc)
• Providing full service real estate expenses for tenants at the lowest and the highest quality which makes the relationship between landlord and tenant as it should be.
• Producing marketing analysis reports for customer research, current market conditions and competitor information in order to determine real estate market requirements for existing and future products. Present properties in the best light to promote lettings.
• Advertise the property for lease on various viable media options.
• Provide professional advice to potential tenants.
• Organize to collect required documents from tenants.
• Resolve various tenant issues.
• Oversee eviction in case of rent agreement violation scenarios.
• Update the company about the physical condition of the property, and all financial arrangements.
• Perform quality work within deadlines with or without direct supervision
