To provide preventive maintenance, of Chillers, FAHU/AHU. CRAC Units, FCU units, and split units.
* Inspect Isolation.Ensure electrical connections are tight and not loose nor over-heating. Test and reset emergency switch.
* Inspect and clean air filters. Replace if necessary. Check oil reservoir level, check the oil pressure and lubricating system, inspect and clean supply air and return grilles and diffusers, conduct refrigerant leak test .
*Check crankcase heater operating status and temperature range. Inspect and clean condensate drain pan, flush drain line, and service drain pump.
* Check the cooling system. Inspect and clean water coils with water. Inspect seals and piping for leaks and rectify as necessary. Check and record chiller operating pressure and temperature. Check and record abnormal sound vibration and defect of the equipment.
* Perform functional test of all thermostats, safety cut-out, automatic controls and auto-shutdown of upon fire alarm activation. Check the metering device for proper function, Check and inspect insulation of oil separator tank.
*Inspect and test actuators valves, clean, adjust and lubricate spindle as necessary. Inspect and test motorized dampers and smoke dampers, Check for water leaks from valve flanges victaulic joints rubber isolators etc. on chilled water line repair as necessary.
* Inspect blowers, shafts, motors, pulleys, and belts, Lubricate bearings. Ensure no vibration/noise.Check & record chilled water inlet & chilled water outlet temperature.
Shall we do, daily inspection all HVAC units such, as FCU, VRV, Cooling Tower, and FAHU/AHU units, etc...
