Land Strategy Head is responsible for developing and implementing strategic initiatives related to land acquisition, land use planning, and land management. This role requires a strong understanding of real estate, urban development, and environmental considerations. The Land Strategy Head collaborates with internal teams and external stakeholders to identify opportunities, mitigate risks, and optimize land assets to achieve organizational objectives.

Corporate Planning
• Provides support in the development and implementation of organization’s corporate finance and strategic planning activities
• Directs and manages company’s real estate projects worth P43B in assets by serving as primary financial data resource to the Top Management
• Monitors budget allocations, expenditures, fund balances and related financial/project activities for the purpose of ensuring that allocations are accurate, revenues are recorded, expenses are within budget limits and/or fiscal practices are followed

Project Planning and Development
• Responsible for the commercial development of real estate projects and ensures achievement of financial targets
• Builds financial models and investment valuations for all types real estate projects with strong analysis on pro forma profit & loss and cash flow statements
• Analyzes variety of financial information (e.g. revenues, expenditures, cash management, project cost projections, real estate, insurance, etc.) for the purpose of providing direction and support, making recommendations, maximizing use of funds, and/or ensuring overall operations are within budget.
• Delivers comprehensive project and corporate budgets; monitor and manage actual costs to keep projects on track with established budgets.
• Ensures that the Real Estate activities support overall business goals while meeting the needs and objectives of business units and functions

• Responsible for overall project development and management of commercial mix-use developments
• Builds and analyzes financial runs/templates/models for pipeline projects and spearheads preparation of implementation plans
• Locates and proposes potential business deals by contacting potential partners; discovering and exploring opportunities.
• Screens potential business deals by analyzing market strategies, deal requirements, potential, and financials; evaluating options; resolving internal priorities; recommending project investments.
• Evaluates sites and project concepts thru market research and best-use approach
• Supports management by providing analysis for evaluating new business opportunities such as collaborative research and development agreements, joint ventures, mergers and acquisitions.
• Identifies and implements improvements to project processes at each stage of the project, endorses to upper management recommendations and solutions to operations issues
• Monitors budget allocations, expenditures, fund balances and related financial activities for the purpose of ensuring that allocations are accurate, revenues are recorded, expenses are within budget limits and/or fiscal practices are followed
• Conduct researches on market, financial and related legal issues (e.g. discrepancies, current legislative trends, etc.) for the purpose of evaluating compliance requirements and potential risk implications on project operations

The unit was created to serve as an arm and catalyst for the organization’s new strategy of providing Enterprise Development to its microfinance beneficiaries aimed at delivering impact in various social dimensions. Reports directly to the President and supervising a team of 4 staff.

• Spearheads a research unit dedicated in upgrading foundation’s frontliners with the following responsibilities:

o Document case studies and distill them into Business Models and Enterprise Assessment Templates, classified according to Industry Sectors and Subsectors

o Design and develop new performance measurements and a more appropriate monitoring and evaluation system for the new NCR strategy

o Prepare and disseminate manuals and protocols on how to do:
 Operating programs and workflow
 Business processes
 Technology sourcing, transfer and utilization
 Market and customer research
 Industry, sectoral and sub-sectoral studies
 Product development and launching
• Area, Industry, Sectoral and sub-sectoral Analyses for the target area of operations
• Works with the Strategic and Corporate Planning Group through formulation of 5-year business plan

Fund and Cash Management
• Managed P300M Foundation’s fund and supported financial strength by developing and maintaining appropriate financial policy framework and management process
• Exceeded the investment target by 4% per annum during the 6-month incumbency through achieving Weighted Average Rate as against 5%
• Supervised day-to-day cash management operations in Central and Field offices through securing idle funds from field offices were siphoned and prudently invested
• Transformed field branches into “Investment Centers” through formulation of independent fund management system
• Analyzed, monitored and provided management reports on various financial parameters including capital adequacy, funding, liquidity, asset allocation, income and financial ratio projection pertinent to Top Management’s decision for strategic direction

Portfolio Management
• Supervised and managed investment portfolios prudently and proactively
• Established financing and investing plans and policies that adheres to current direction of the foundation
• Handled debt financing and debt service payments with external funders
• Provided leadership and support to reporting staff

Portfolio Management

• Managed investment portfolio of P350M and generated a 15% net earning in 2005
