Construction of the AED205, 835, 953.00 La Ville 5* Star Hotel & Suites operated by Marriott, Autograph Collection which was part of City Walk Phase 2 project worth AED1.20 billion including La Ville 5*Hotel and Suites, City Walk The Avenue Phase 2 and REEL Cinema project managed by Morganti GCC PMC.

The project included single storey basement with parking and BOH areas, ground floor main lobby, reception, 3 restaurant areas and bars utility rooms etc., landscaping & water features and rooftop swimming pool and 5 floors of 70 no. serviced apartments (53 one bedroom, 15 no. 2 bedrooms, 2 executive/VIP suites) and 86 no. guest rooms in total 156 no. rooms, along with all associated civil, structural and MEP works, FF&E, White Goods, Kitchen Equipment, Artwork, Gym, 27, 953.00m2 BUA, 27.49m H, AED205, 835, 953.00.

KEY ACHIEVEMENTS
• Reported directly to the Senior Project Manager and leading the hotel project there was a team of 10 no. staff working on both projects plus consultants, contractor
• Managing a PMC fee AED2, 227, 000.00 on the hotel with a total construction budget AED205, 835, 953.00
• The project was 3 months behind schedule with many design & construction deliverables outstanding acting as roadblocks holding up the project, was involved in prioritising the deliverables and clearing the roadblocks to meet the schedule and long lead items to speed up the consultant (Woods Bagot, WME, AREX) and contractor/subcontractor/suppliers (AFC) on site
• Implemented Critical Action Tracking “CAT” meetings and workshops with all parties, client (MERAAS), PMC, consultants, contractors, subcontractors & supplies
• Completed the structure, Mock-up / Constructability Room, Curtain Wall / Glass Mock-up and FF&E Mock-ups & started the finishes on the project

Reported directly to the GM, I was appointed to complete a distressed project more than 219 days behind schedule with limited resources. The Personal Status Courts Project for Dubai Municipality & Dubai Courts consisted of 2B + G + 4 + R + UR, 22.9m H, 17, 652.00m2 BUA ~AED48, 867, 126.00 from structure to handover.

PROJECT
AED48, 867, 126.00 Design & Construct Personal Status Courts Project 2B + G + 4 Levels + R + UR, DEWA substation, LV & generator room 17, 652 m2 BUA 22.9m H for Dubai Municipality (Client) and Dubai Courts (End User).

The building consists of 2 basements that have been allocated for car parking, in addition to the ground floor, which includes the main entrance, reception, public services facilities, canteen, male and female abolition & prey rooms, security room, toilets etc. The Status courts are located on the first floor & second floors 13 courtrooms, the 1st floor was allocated for pleadings halls and rooms of
judges, as well as the second floor devoted to the pleadings halls and advisers’ rooms with a dedicated area on the 2nd floor, accommodates the family counselling rooms. The administration offices and lectures / multi-purpose halls have been distributed on the third floor. The 4th floor is executive offices. General site, infrastructure & landscape work.

TENDER
Mixed development for DAFZA comprising two commercial buildings with a duration of 16 months consisting of B + G + M + 4/7 Floors - Food Court and G + 4 + Roof - Car Park with link bridge with a BUA 647, 472 Sq. ft.

KEY ACHIEVEMENTS
• Reported directly to the GM
• Completed the distressed AED48.88M Personal Status Courts Project in just 19 months with limited resources
• Increased total contract value by 8.69% for the 4th-floor fit-out & finishes which was S&C only with 120 days EOT
• Took over the project from 3 PM’s / 1 GM
• Led a team of 17 staff, 100+ labour, 150 trades & 50 subcontractors/suppliers
• Successfully managed ER/IR negotiations with unpaid staff, labour, subcontractors and suppliers
• Achieved 586 days without Near Miss, FAC, MTC, RWC, LWC, PPD, PTD, F, LTD, LTI during the project

JHG delivered the AUD$370M 3800 bed Wheatstone Construction Village Buildings & Utilities (Non-Process Infrastructure/Modular) project, part of Chevron’s AUD$29B Wheatstone Project, located 12 km west of Onslow & 1379.50km from Perth, WA.

The modern facility provides 3800 king single bed ensuite rooms equipped with air conditioning, flat panel TV, fridge, writing desk & broadband internet in 950 modules.

The village has energy efficient measures & amenities i.e. football field, swimming pool, cricket nets, golf driving nets, tennis & basketball courts & a 4, 300 seat, kitchen/dining facility.

• Changed the design of the waterproofing system for footings/slabs from Bituthane 3000 to Bituthane 3000 / Preprufe 300 achieved a significate cost saving approx. AUD$537, 757.34 & time saving approx. 51.12% on waterproofing for footings/slabs

D&B AUD$10.0M 200-person mining camp & water/wastewater facility for Adani Mining AUD$22.0B Carmichael Coal Mine Project Clermont, QLD Galilee Basin a remote site 504.8km from Mackay, QLD, Australia.

Consisting of: -
• Water/wastewater & sewerage treatment plant
• Generator
• 76 modular units
• Associated civil, earthworks, roadworks & services (comms, fibre-optics, electrical HV/LV, plumbing, hydraulics etc.)

KEY ACHIEVEMENTS
• Relocated to Thailand acting as PM & client representative, managing transport, shipping & logistics, QA/QC to ensure the prefabricated modules were constructed in accordance with the BCA, AS, contractual conditions, program, delivery dates for shipment 1 & 2
• Managed AUD$10.0M budget for the 200-person mining camp & water/wastewater facility, AUD$150k design & PM fee, AUD$3.90M Modular Units
• Worked in Brisbane, Mackay, Townsville & the mine site, managing the installation & construction of the camp shipment 1, defects inspection & rectification work shipment 1 (remote mine site) & shipment 2 (Townsville) & managing installation & trades e.g. roofing, electrical & plumbing on time, on budget and safely
• Donated 120 no. mattress to a local charity in Townsville, QLD, Australia
• Procured & negotiated preferential rates/prices directly from the various suppliers for the missing items not delivered by Lifebox Modern Modular Factory in shipment 1 & 2 i.e. 42 no. AC’s, 120 no. mattresses, 120 no. mini bar fridges, kitchen equipment, various electrical items (DB’s, Light fittings, Switches) etc.
• Instrumental in getting shipment 1 & 2 from the LIFEBOX factory in Chonburi, Thailand to the port and onto the boat to meet the tight shipping deadline and delivered to Townsville then onto the mine site

The build was put on hold once the ground floor was completed due to the Global Financial Crisis this allowed the dewatering to be stopped at the ground floor.

• Led & managed 18 no. direct staff, 48 no. direct labour and 88 trades, subcontractors and suppliers with a budget of AED156, 000, 000.00
• Successfully revised the construction programme, planning, design and construction to incorporate LEED integration after construction had already commenced and to stop the works at the ground floor to stop the dewatering, due the Global Financial Crisis the project was put on hold
• Achieved an approval rate of over 80% on submittals (DS, MAS, SDS, RFI, PQIS, MSS, TRNS) with an A/B/BC status on the first submission
• Led the successful completion of a ‘large raft’ concrete pour of 900m3 for basement level 3-3.5

• Negotiated preferential prices with the reinforcement supplier to pre-purchase and store all reinforcement materials under a vesting agreement avoiding a 45% price rise
• Negotiated supply of cement (bulk tanker and bag) directly from the manufacturer to avoid the UAE wide shortage and providing our supply chain with cement
• Negotiated preferential price with curtain walling/glazing to pre-purchase and store all materials avoiding supply delays
• Planned, organised & executed the curtain wall/glazing & granite cladding using temporary cradles minimising & saving on scaffolding on both projects
