Projects:

- World Class 364 Bed Hospital, (AED 4.7B) that is expandable to 460 Beds with 324 Exam Room Clinic, it also includes Public & Retail Spaces and a 3000 parking spaces below grade.
Highlight: In this highly complex project, my task was to make sure that the project is on track and that Design delivery schedule is met and in accord with the overall scheme. Also, important was the precise coordination of the numerous stakeholders, as some are based overseas. Maintaining the design quality within the approved budget was always a challenge, on-going design reviews have helped control this challenge, which proved to be rewarding at time of the construction award.

It was imperative to both maintain the highest level of coordination among all stakeholders, and to create a very strict project control mechanism. Extensive synergies of all stakeholders were conducted to arrive at a unified strategy for a phased opening.

- A Prominent Residential Community Development (AED 9.3B) The project consists of more than 4800 single family homes, it is a mini city, that included building everything from scratch, i.e. the entire infrastructure networks from storm water to pavement, the project offers an integrated retail, commercial, educational, health and leisure uses for the immediate users and the surrounding areas.
Highlight: My task in this project was to put the project back on track, major improvements included revamping the entire procurement strategy of all consultants to mitigate the huge risk that prevailed earlier. The sheer volume of this project could make a mountain of problems out of one small mistake; therefore, a thorough examination of each prototype unit design was conducted which resulted in major design changes that would have otherwise proven to be hugely inadequate. New realistic and achievable program was crafted to meet the preset targets.

- Dubai Promenade: Prime and Exclusive Marine waterfront mixed use development of retail, high rise Residential, Office, & a 5 Star Hotel. Area: 1, 070, 000.00sqm. Estimated cost: (AED 12B)
Highlight: My challenge was to deal with two pre-existing conditions, the physical site and location first, and the consultancy agreement (one single consultant) second. Building Designs were way ahead of the infrastructure design, which resulted in an unworkable traffic design, unresolved utilities provisions atop the podium structure, complicated entrance and egress proposal, future logistical deficiency during construction etc.

SOLUTION: Infrastructure Design Scopes had to be redefined and sequence of deliverables had to be realigned to suit the overall development program. To expedite the infrastructure design, de-scoping was necessary. A whole new approach to infrastructure design and traffic logistics was adapted, which replaced the maze-like earlier proposal of a 6000 car shoe-box type podium.

SOLUTION: Doubling the Beach towers Height from 22 to 44 floors (a better value location), leading to more proportionate distribution of units/parking, while reducing other areas that had sharp shortfalls in parking. Furthermore, the Beach towers were reduced from three to two towers but maintained the density. The conventional structural framing system that was proposed was inherent with limitations that could hamper sales to institutional clients, and individuals alike. The proposal to adopt an exo-skeletal structural system has proven to be more practical, flexible and time efficient during construction.

Internal logistical deficiencies in the wheel-shaped 5 star hotel were identified and later ratified i.e., guests vertical transportation issues, guests arrival and departure, service/guests traffic separation, restaurants and service docks, room layouts and associated balconies.
