Assistant Manager
Assisting General Manager of Property / Leasing Department at MAG Group Holding
• Handling all leasing inquiries, Contracts, Facilities Management and Ejari applications for our commercial properties in different projects approximately 800, 000 Sq.ft of Industrial / Commercial Warehouses, Offices, Retail and open spaces for factories & Mixed-use Properties.
• Create, administer, and update a strategic leasing plan for each unit within the portfolio.
• Maintain regular contact with tenants and monitor lease expiration.
• Following up with the current tenants regarding all fit-out works, Technical requirements, All leasing process and discussing legal clauses in the lease contract.
• Develop and grow relationships with national, regional and local tenants, as well as Real Estate brokers, business, civic groups and individuals.
• Research competitive market information and maintain understanding of market dynamics.
• Handling the issuance of Lease Contracts, renewal and termination of contracts.
• Maintain and update various lease-reporting summaries on weekly basis.
• Have general knowledge of the local laws governing landlord/tenant relationships.
• Undertake registration with Ejari for all new projects or existing projects under management on Land department's system.
• Manages day-to-day operations of leasing and ensure maximum optimization of resources.
• Ensure collection of Rent, Security deposits and all required fees are undertaken within the agreed time frame.
• Lease vacant space according to defined retailer mix and target.
• Manages all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages.
• Continually monitor tenant mix to ensure commercially profitable to the group’s commercial properties.
• Prepare weekly and monthly reports on the status and performance of leasing activities.
• Prepare offers, term sheets, and lease amendments in partnership with legal Track, initiate and manage lease renewals.
• Coordinate with current tenants on a daily basis to resolve issues.
• Marketing, Leasing property Liaison with Maintenance Contractors.
• Handling legal issues in case of complaints, etc.

Schön Business Park (293 Offices & 94 Retail Units).
• Good understanding of the Real Estate market in Dubai, UAE.
• Making appointments and showing buyers around the properties.
• Lead the activities and operations of a leasing function to ensure revenue goals are achieved.
• Lease vacant Retail space according to defined retailer mix and target.
• Locate and identify prospective tenants to maximize occupancy.
• Contribute to business development by identifying prospective tenants such as newly relocated
individuals to offer them property lease.
• Conduct surveys of the property market to obtain information on competing lease rates and
other trends that affect occupancy and rent.
• Oversee the marketing and advertising of vacancies on media/advert channels to attract
potential tenants.
• Provide potential tenants with a tour of property or home, highlighting the valuable features of
the building such as the availability of top class amenities, proximity to shopping malls and
other relevant details that appeal to clients.
• Run background checks on potential tenants to evaluate their credit status and criminal records
to determine if they meet the company requirements and if they are eligible occupy the space in
the building.
• Responsible for all leasing functions, which includes reviewing, negotiating and timely
processing of the lease agreements; collecting security deposit.
• Prepare weekly and monthly reports on the status and performance of leasing activities.
• Attends relevant internal meetings at corporate office.
• Adheres to company and hotel rules and regulations at all times.
• Displays a positive attitude at all times and promotes a good company image to peers and
colleagues.
Maintains and develops business with existing customers.
• Handles all customers in a professional manner.
• Follows-up with own customers for signing Lease agreements.
• Promptly responds to all enquiries received.
• Ensures high level of customer service.
• Researches, prospects, obtain leads and develop new business opportunities in order to reach Leasing targets
• Captures leads and prospects and maintains a database for such prospects
• Ensures sales orders are created in Oracle and all milestones updated for all deals closed
• Ensures all customer information is captured and recorded accurately in Oracle
• Validates and verifies all documentation submitted by the customers, prior to processing a sale to ensure
compliance with the policy at all times
Responsibilities:
• Responsible for meeting sales goals by generating sales inquiries from the UAE market (esp. Dubai and Abu Dhabi). This includes cold calls, fixing appointments with prospective customers, sending follow-up marketing materials and make follow-up calls until relationship is established.
• Promoting the leasing of Al Salam Living City in Abu Dhabi as a city for engineers and labors through advertisements and open houses.
• To maintain close relationship with key business accounts. This includes leading Consultancy companies, Government sectors, design, project management and real estate consultants in the market.
• Oversees marketing and promotions in conjunction with the Head of Property
• Conducting all marketing, leasing proposals and strategies
• Responsible of lease negotiation, renewal and customer liaison

Responsibilities:
• Assisting in setting the entire marketing plan for Marina Mall for the year 2005, 2006 in addition to setting the annual budget of 2007.
• Executing, organizing and finalizing major events throughout the year. Events such as summer sale, Ramadan campaign, winter campaign and winter sale, launching of Marina Mall extension.
• Controlling and monitoring all outdoor advisements
• Setting up decoration and promotion of Marina Mall construction, implementation and control
• Assisting inestimating budgets on monthly basis as well as promotion basis, worked with actual budgets and calculated turnovers, forecasted return on investments, as well as conducted the analysis of comparison between my monthly marketing reports.
• Maintaining the mall prestigious appearance by handling 284 tenants, during mall promotions/ private promotions (Tenant’s promotions)
• Assisting in conducting all briefs to advertising agency regarding all jobs opened to the creative department with continuous follow up on amendments to achieve perfection.
• Assisting in conducting all marketing proposals when joining ventures with institutions (Banks, universities, car companies and public authorities) during all of mall’s campaign, with continuous follow up monitoring in order to reach objective and goals.
• Assisting in training the customer service team to become goal oriented, efficient and friendlier as well as organized
• Organizing all events inside the mall in order to increase foot fall as well as sale revenue. All events were published by various newspapers because of their uniqueness, attractiveness and value. Outcome included positive feedback from all tenants during these events.
• Assisting in conducting exhibitions and renting spaces to existing clients in addition to new ones to increase mall foot fall, sales revenue in addition to assist clients in promoting their products/ brands and services.
