•Serving as a Design Director in a real estate investment company to manage and supervise all appointed design consultants to make sure that the design works for all of the company’s projects in the western and eastern regions in KSA matching the company requirements and the issued design briefs that were created earlier based on the high best use studies for each project and the market researches and within the allocated budgets for each project.
•Responsible for providing the needed advice and key support on potential real estate development projects.

•Lead and participate in the pre-qualification processes for the Design Consultants, Cost Consultants, Contractors, etc. as a part of pre-tendering activities.
•The preparation of all needed RFPs for Master Planning, Design Consultants, Cost Consultants, Contractors, etc. in addition to participating in preparing RFPs for lands evaluations, the high best-use studies, market research studies, branding studies, etc.
•Participate in managing the different biddings, responding to any received queries from the bidders, and all of the post-tender clarifications, workshops, and negotiations.
•Review, analyze, and evaluate the received proposals for all biddings (Master Planning, Design Consultants, Cost Consultants, Contractors, etc.) to conclude the bidding evaluation.
•Ensure that the variations and change orders will be at the minimum limit by avoiding any shortage of required information or conflicts or ambiguity in defining the required SOW.
•Participate in preparing the contracts for the Design Consultants, Cost Consultants, Contractors, etc. to ensure that all technical aspects have been covered correctly.
•Review and approve the designs, materials selection, and documents for all projects through the pre-concept stage, concept, schematic, detail design, and tender documents until the IFC documents are issued.
•Manage the Design Consultants, Cost Consultants, Operators, and any other third parties to ensure the final design maximizes profitability while ensuring a smooth operation in the long run.
•Monitor the design efficiency during all design development stages by ensuring that the design development achieves the targeted GLA against GFA & BUA, and taking the required corrective actions in case of any deviations to maintain the design efficiency at the highest possible limits to achieve the recommendations of the HBU study for each project.
