Financial Modeling Activities:
• To build Financial Models for existing and new projects, acquisitions, mergers, joint ventures, and partnerships, and update versions regularly. • To gather Assumptions from the relevant technical persons internally and check the validity of the assumptions and benchmark them against relevant industry standards or market prevailing conditions.
• To document the Assumption in the Assumptions Book.
• To understand the business case thoroughly and proposes alternative strategies to improve the overall return.
• To summarize and present the financial model including the resultant recommendation.
• To maintain periodic reporting of the Financial reports.
• To compare actual against forecasts and identify the reasons for any variances.

Business Planning Activities:
• To draft, compile, and write the Business Plan document for new projects in light of the approved feasibility covering all the sections that are usually covered in a well-written Business Plan.
• To draft, compile, and produce Equity/ Debt raising presentations, proposals and memorandums

Due Diligence Activities:
• To carry out buy-side financial due diligence and coordinate the rest of the Due Diligence activities.

Market Research Activities:
• To conduct Market Research on different real estate sub-sectors in KSA Real Estate market in order to identify market trends and gaps between supply and demand.
• To conduct a macro-level Market Research about real estate sector in KSA in general to help identify factors affecting demand on properties, and spot potential markets, new ideas, and concepts.
• To gather and consolidate information on local and regional competitors, analyze their prices, sales, and marketing methods and potential offerings
• To conduct research on target customers and analyze data on demographics, preference and needs and buying habits, using the appropriate methodologies such as interviews, questionnaires, focus groups and customers’ reviews, in both primary and secondary research.
• To analyze data from surveys, publications and literature reviews.
• To manage conducting Market Research through consultants and review findings.
