• Establish professional relations with customers to ensure customer satisfaction.
• Ensure baseline project documents are produced, maintained, and available to all parties concerned and effectively used.
• Ensure assigned projects are correctly planned and managed during execution.
• Monitor and control the financial status of the project.
• Manage the process of scope definition, cost estimation, and change control.
• Identify important potential risks related to the project.
• Monitoring the execution plans to control schedule variances.
• Ensure projects are properly closed out and lessons learned are recorded.
• Determine key performance indicators to improve project operational efficiency.
• Oversee change order management and implement change requests in a timely manner.
• Monitor project progress to identify and correct delays or deviations.
• Monitor project status on regular basis and develop status reports to management.
• Suggest additional KPIs and metrics that accurately and effectively measure project and departmental performance and suggest opportunities for improvement.
• Measure and analyse trends related to team performance and resource utilization.
• Support the department’s development, implementation, and monitoring of ‘best in class” processes, procedures, templates, and protocols by implementing and reviewing PowerBI metrics and dashboards. Update on a regular basis and monitor for any issues or concerns.
• Partnering with FM Business Operations, assess the requirements of the department and work to develop and implement templates and workflows to facilitate improved and efficient project and document management.
• In partnership with the Director, continue the management of the FM CAPEX program by tracking project approvals, monitoring project status to identify savings or deficiencies, and supporting timely and effective decision-making around projects.
• Support the development of workload projection tools based on current data and necessary assumptions.
• Centralize and streamline the reporting of project KPI’s to support information management, performance, and client relations.
• Communicate effectively with external business partners and internal teams to effectively assign projects.
• Ensure stakeholders have access to weekly project status reports through PowerBI.
• Responsible for handling the day-to-day facility maintenance operations.
• Perform ongoing preventive maintenance and repair work on facility mechanical, electrical, and other installed systems.
• Maintaining the civil and MEP work within the facility.
• Maintain, and operate all HVAC systems and associated equipment, electrical equipment, plumbing systems, building management system, and building repairs.
• Perform facility inspections and report on the condition affecting operations.
• Monitor and supervise HVAC preventive Maintenance contracts.
• Respond to emergencies.
• Prepare and submit summary reports of conditions in buildings and recommend actions to be taken.
• Review and understand equipment and methods of operation, BMS system, fire/life safety, and other systems.
• Responsible for issuing and monitoring the job cards.
• Comply with all safety procedures and requirements.
• Maintain compliance with Country ordinances and codes.
• Support any after-hours building needs and activities as required.
• Attend training sessions and seminars; and
• Other assigned tasks as requested.
• Sub - Contractor Management:
o To establish effective support for the needs of the subcontractors.
o To ensure a statement of work is developed jointly by the team with each subcontractor taking responsibility for the deliverables and services outlined in its area of responsibility.
o To ensure subcontractors have requirements for quality clearly identified to it in the statement of work.
o Monitoring of subcontractor SLA and KPI's.
o Implementation of HSEQ policies and procedures.
o Raise job cards for PPM schedules and maintenance.
o Monitoring the property management plan for the facility.
o Detailed verification of all subcontractor invoices as per their work report.
• Work together with the project team to create a mutual understanding of the project strategy based on the requirement of the job.
• Work with the safety team to plan and manage safety programs for each project and ensure all aspects of safety are reached.
• Help project managers and engineers in the arrangement and analysis of projects and scheduling of reports on projects.
• Oversee projects as they are being carried out to make sure that the work is done according to outlined specifications and that they also conform with the project timetable.
• Assist in the maintenance, development, and enhancement of the company’s relationship with contractors in a bid to produce a strategic partnership.
• Oversee the work of all construction subcontractors.
• Standardize operating practices and procedures.
• Understand process performance versus target objectives, identify any shortcomings to communicate and implement necessary changes.
• Ensure that all established cost, quality, and delivery commitments are met.
• Identifies operational priorities by assessing operational objectives; determining project objectives, such as efficiency, cost savings, energy conservation, operator convenience, safety, and environmental quality; estimating relevance, time, and costs.
• Maintains a safe and healthy work environment by following and enforcing standards and procedures and complying with legal regulations.
• Define the resources involved in every activity, including their productivity and consumption rates.
• Define the management resources required to efficiently monitor the execution of tasks.
• Define the control points to secure the quality of every produced unit of work at every single stage.
• Accomplishing work requirements by orienting, training, assigning, scheduling, and coaching employees.
•Monitoring & follow up of inspection of imported & local materials at incoming stage.
•To investigate local and imported parts, rejections and take countermeasures.
•To conduct meetings and correspond with the suppliers regarding quality matters.

•To ensure that the quality records are properly filed, tagged, indexed, retrieved and disposed according to defined procedures.
