Monitoring & supervision on daily PPM & CM Activities.
Inspects regularly throughout whole community including facilities (swimming pools/courts/lobbies) according to Emaar checklist standard.
Reviews service provider/contractor performance. Ensures subcontractors services community assets in accordance to agreed Service Levels on agreements.
Reviews cleaning schedules or other schedules as applicable and checks standards are being maintained.
Ensures staff in community adheres to assigned job roles (e.g. Security, Cleaners etc).
Handle and deal with all third party contractor related to all works.
Review all types of drawings and execute the work accordingly.
Supervised and planned activities such as the maintenance, action, and safety procedures (PTWs). Handle both soft and hard FM.
Identifying procurement needs of the community.
Coordinate community insurance claims and follow-up with local authorities wherever required.
New techniques, procedures, practices and processes that you have introduced or developed.
Attend Training of Fire warden Safety and PPE.
Familiar with most of policy and procedure of EMAAR (ECM).
Complete knowledge of Emaar standard and quality.
Daily Site walk around rectification of any defects noted. Preparing daily snag list with photos and send to service provider, in order to avoid Mystery shopper reports.
Checking night shift activities / Engineering logs.
Certifying reports submitted from the service providers for the completed services.
Daily Meeting with service providers.
