Senior Community Operation Specialist -From Aug-2023 to till date at NEOM-The Futuristic Mega Project- Saudi Arabia -Tabuk.
Key Responsibilities:
❖ Handling & managing the complete community facilites and day to day operation
❖ Carry out daily community inspections for various facilities and services, such as MEP, Soft services, Waste management, Pest control, Landscaping, Security, Receptionist, Lifeguards, CCTV, Gate barrierPerimeters, Access control system, Fire & fighting system, Sport courts, Family parks, Kids playgrounds, Swimming Pools, Schools, Gyms, Recreation, Dinning Hall, Boardwalks, Masjids, Prayer Rooms, Public washrooms, Golf cars, Community Buses and Community Amenities etc.
❖ Review prepare and propose new projects ( Community Enhancement and Beautification.
Participate in the taking over of new Developments and Projects
❖ Carry out inspection and Snagging for New Development handover
❖ Attends all the services requests and complaints from different stakeholders and residents. Arrange the needful and complaint resolution within the stipulated timeframe
❖ Prepare monthly management report, project progress report, budget expenditures, and utility reports
❖ Inspect community facilities and amenities on daily basis and submit the defects and non-compliance reports
KEY RESPONSIBILITIES & TASK:
Review the Project Facilities /Contract to ensure the proper works execution and responsibility /service delivery of each contractors
Liaise with Local Government Authorities-DEWA, Trakhees, Municipalities, RTA, Police and CID etc, for day to day Operations Issues and to Acquire the NOCs /Work Permits.
Attend the operation meetings with higher management, OAM, Finance and others sub contractors/ service providers to review the operation updates, progress and improvement.
Monitor and track the Key objectives and performance of sub contractors & service providers at sites to ensure 100% compliance with Nakheel's standards.
Coordinating with DLP team, PMP Team, finance team, procurement, leasing team and OAM management for day to day operations/ facilities issues.

Performing Nakheel Policies in terms of Environment, Health and Safely to maintain Nakheel Image and reputation
Provides Valued Engineering Services /Facilities. To cut the expenditures and cost savings.
Handling large number of Residential Buildings with many different sub-contractors/stakeholders.
Ensuring the services are reviewed and refinement made to enhance the facility services and
Provide technical support to subordinates/ service providers.
Managing sub-contractors & OEM’s for work assigned /commencement on site as per project schedule/requirement.
Managing project quality in coordination with the Nakheel FM & OA Policy /Standard
Handling negotiations and signings of contracts with main contractors and sub-contractors
Achieving Maximum utilization of materials & effective manpower usage’s
Facility Operations & Team Management :
Writes briefing documents, justifications, Minutes on issues and proposals for capital requirements and major break down.
Attends other meetings with management, peers, OAM, Finance, Procurements, PMP & customers, as per request/requirements.
Coordinating with Insurance company for claims
Contract & Vendor Management :
Acts as direct manager on an organized rota including weekends
Prioritizes and plans tasks and complete them as per SLA matrix
▪ Inspect facilities and equipment it determine extent of service required
▪ Arranges for maintenance, upkeep and reconditioning of facilities as specified
▪ Acts as primary contact for the services requests, generated by clients representative /Customers
▪ Meet with clients local management proactively, on an schedule basis
▪ Coordination with Client Representatives
▪ Provide technical advice to team to improve their performance towards cost saving
▪ Performance management of all Engineering/ Energy Management Services
▪ Ensures all the defined services are completed in accordance with all operating procedures, statuary requirement and within the health & safety guideline
▪ Implement service level agreements for all Engineering Maintenance Services
▪ Monitor the account budget and ensure that all services are provided within the allocated budget without jeopardizing the required standard of installation
▪ Financially evaluate the services provided and suggest ways for revenue generation
▪ Manage the execution of all PPM scheduled works and ensure that all helpdesk related works are carried out in a timely and efficient manner
▪ Analysed audit reports submitted by subordinates and translate them into action plans
▪ Analysed operations to evaluate performance of the company & staff to determine area of cost reduction and program improvement
▪ Prepare and update Organization Charts
▪ Maintain & update Company Policy, Procedure in compliance with ISO standard and Local Federal regulation
▪ Preparing daily workloads for staff & coordinating the daily allocation of work

▪ Evaluated the requirement of all project resources (materials, tools /manpower) as per schedule and arranged for the availability of the same
▪ Attended all project related meetings with Client, Engineers & Main Contractors and reported back to the Division manager of the proceedings
▪ Ensured off-site inspection / material inspection are managed properly when required
