Key Responsibilities:
Handling & managing the complete community facilities and day-to-day operations.
Carry out daily community inspections for various facilities and services, such as MEP, Soft services, Waste management, Pest control, Landscaping, Security, Receptionist, Lifeguards, CCTV, Gate barrier, Perimeter, Access control system, Fire & fighting system, Sport courts, Family parks, Kids playgrounds, Swimming Pools, Schools, Gyms, Recreation, Dining Hall, Boardwalks, Masjids, Prayer Rooms, Public washrooms, Golf cars, Community Buses and other Community Amenities.
Review prepare and propose new projects (Community Enhancement and Beautification).
Participate in the taking over of new Developments and Projects (Residential Units)
Carry out daily site inspection and Snagging for New Development handover.
Attends all the service requests and complaints from different stakeholders and residents. Arrange the needful and complaint resolution within the stipulated timeframe.
Prepare monthly management reports, project progress reports, budget expenditures, and utility reports.
Inspect community facilities and amenities daily and submit the defects and non-compliance reports.
Preparing various contracts, tenders, SOW, BOQ, and minor work requests.
Check and ensure 100% compliance with QHSE, OSHA, and IMS standards.
Pearl Island and Gewan Island Community Management.
Key Responsibilities:
Handling & managing one of the Qatar Luxury Island master community facilities and operation
Manage and inspect day-to-day facilities of master community services, such as MEP, Soft services, Waste management, Pest control, Landscaping, Security, CCTV, Gate barrier, Access control system, Traffic signal, Fire & fighting system, Fountains, Water features, Sport courts, Family parks, Kids playgrounds, Boardwalks, Marina, Beaches, Masjids, Prayer Rooms, Public washrooms, Lake, Canals, Bridges, Bus Shelters and Community Amenities etc.
Review and approve all the work permit requests of Villa, Apartments and Shops renovations, modifications, fitout, refurbishment works, new villa constructions, Road Closure etc.
Participate in the taking over of new Developments and Projects from DE
Carry out inspection for New Development handover
Review and arrange projects handover certificates, building completion report, DLP and completion certificates
Carry out daily, weekly, and monthly site inspections with service providers for various facilities of master community
Attends all the services requests and complaints from different stakeholders and residents. Arrange the needful and complaint resolution within the stipulated time
Arrange and conduct customer satisfaction survey and implement the action plan for services shortfall
Prepare monthly management report, project progress report, budget expenditures, and utility reports
Inspect community facilities and amenities on daily basis and submit the defects and non-compliance reports
Prepare various MEMO's for inter departments and directive
Review and approve service providers monthly fixed fee invoices and job completion reports Attend and arrange insurance claims for property damages and vandalism
Key Responsibilities:
Managing one of the Nakheel Luxury Residential Project, Located in Palm Jumeirah - Shoreline Buildings
Implementing high quality services (Maintenance, security, housekeeping, landscaping, and specialist services), including required preventive maintenance in order to minimize the break downs, improving the service provided to the building which is an added value for the property and will reduce the operation cost.
Estimate, plan and manage the operation CAPEX and OPEX
Manage OPEX and CAPEX budgets versus the requirement of business to reduce the impact on progress of work.
Developing & implementing cost reduction initiative & closely monitoring Energy efficiency and Utilities consumptions
Preparing Tender documents, SOW, BOQ and Consumables in coordination with all stakeholders and Analysing SOR Rates for MEP, Civil fabric, Lift, Fire, CCTV, ACS and External works. Analyse and evaluate monthly KPI's of service providers & tracking performance against each target, as per SLA.
Keep track of all the annual maintenance contracts
Liaise with Local Government Authorities, DEWA, Trakhees, DM, SIRA, DCD, RTA, DAC, Dubai Police and CID, for day-to day operation issues & to acquire NOC's, Work Permits and Certifications.
Verify & Keep track of building Utilities Consumption and Utilities Bills for the common area usages and Registering & Escalating the High Consumption issues to DEWA team for immediate action & reimbursement of excess amount charged
Preparing monthly Project Energy report, Budget Expenditures & Energy Management report
Key Responsibilities:
Responsible for site operations, supervision, financial management, general management, relationship management with Owners/Tenants, Service Providers, suppliers, Contractors and all other entities
Coordinate with In-house team to ensure the timely completion of Customer Service Requests & Complaints Advice team to improve their day-to-day performance towards cost saving and energy management
Looking after entire terminal and ATC tower facilities.
Monitoring & Controlling of IBMS parameters & Coordinating with MEP Team for day to day facility issues Trouble Shooting of all the LV devices jointly coordinating with Johnson Control & others OEM's
Monitoring day to day office facilities & operation to ensure compliance with established quality & service's Site Execution and Works Supervision Conducting site induction among in-house team & external sources
