• Initiating internal Inspection reports/INCR’s to construction crew for effective implementation of project quality plan, ITP’s, Method Statements, written procedures, project specifications, Manufacturers' recommendations, Shop drawings. Attending to Inspection Requests (IR's) submitted by the contractor and take appropriate action in a timely manner.
• Coordination with Client Representative for handing over the new Work Inspection Requests (WIR), close the rejected WIR. Evaluate problems and make initial recommendations for possible corrective action and raise reports about all site inspections. Ensures that all the works done are in accordance with the approved construction drawings, contract documents, project specifications, and all applicable standards whether local, national or international standards.
• Review of contractor’s shop drawings, material submittals, method statements, RFIs, against contract drawings and specifications, local codes and statutory requirements and international best practice.
• Lead all activities required in the project closeout inclusive of operations and maintenance manuals, model turn over, and training. Review of Material Acceptance Requests (MAR’s) and verification of compliance at site.
• Maintain records for daily activities, inspection requests, estimates and all applicable monitoring reports on site including progress photos and ensure they are readily available for inspection as and when required.
• Develops work breakdown structure, detailed project plans and schedules and is accountable for monitoring and reporting on project metrics, issues, risks, and overall progress. Monitors and ensures that projects adhere to the established project management standards and methodologies and performs required procurement, communication and human resource management activities as required.
• Direct and monitor issues related to internal Design & Tenants fit-out to ensure compliance with Mall requirements & policies. Responsible for monitoring the design submission and review process and collaborate with design manager when required to ensure design finalization delays will not have an impact on the Trade date.
• Overseas the timely and efficient facilities maintenance and development of the facilities; organizing and supervising the work of paid maintenance staff and contracting with outside vendors as needed. Perform internal and contractor/ supplier audit, Monitor contractor performance (KPI).
• Managing the design and delivery process between the Tenant and contractors, by aligning the Tenant goals, design submissions and objectives, with the Landlords’ strategic project goals.
• Ensure that drawings are updated as per the instructions and standards line drawn by Engineering Services for the Tenants, Preparing maintenance schedule/checklist for the monitoring of all company assets. Oversee and supervise the QHSE. Ensure that all employees are performing their tasks safely, correctly, efficiently, and effectively. Submission of monthly financial reports to budget utilization, accruals, spend category and payment schedules/status.
• Direct and monitor issues related to internal design & Tenants fit out to ensure compliance with requirements & policies. Assist with the development and implementation of the annual management plan for the building. Evaluate and develop strategic plans and departmental goals to maximize workflow and meet the needs of other departments.
• Managing the on-site Tenant services and coordination, working with corporate Tenant coordinators & contractors to complete Tenant shops on schedule and according to approved plans and monitor all the properties to ensure that all the Tenants are adhering to the defined & agreed guidelines.
• Responsible for monitoring the design submission and review process and collaborating with design manager when required to ensure design finalization delays will not have an impact on the trade date. Reinforces positive relations with government officials, area businesses and local community, possesses a good working knowledge of political and regulatory changes that may impact the operation.
• Assist in monitoring the field performance for all aspects of the project, including subcontractors, employees, consultants, schedules, quality, and costs. Progress the work of all electrical engineering activities and operations based on project specifications and plans. Being responsible for the development of project MEP close-out strategy and review of documentation such as record drawings and O&M manuals provided by the contractor. Reviewing all testing and commissioning activities and liaising with the independent commissioning authority.
• Commissioning meeting co-ordinate any inconsistencies with test packages with the field QA/Inspectors. Review quality of all materials at the site and ensure compliance with all project specifications and quality and collaborate with the department for all material procurement and maintain a quality of materials. Attending the progress, coordination & commissioning requirement meetings and ensure to meet the progress of electrical works on schedule in compliance with the project requirement & Client.
• All electrical low voltage and medium voltage installation works, which were being carried out as per BOQ specifications and Materials as per standard codes NFPA70-72, NEC. Oversee the inspection process during commissioning to ensure work is delivered in a timely manner, meeting all customer expectations and specifications. Reviewing and updating Commissioning Test packs for the electrical systems submitted by Main contractor/Sub-Contractors.
• Investigate the project planning schedule and review the progress regularly against target set. Coordinate with QA and HSE teams to ensure compliance of all electrical engineering activities with all quality and HSE requirements. Monitoring the contractor work to ensure it is aligned with the project quality plan. Technical Audits review for compliance with agreed schedules and procedures.
• Commissioning LV Panels, MCC Panels, MDB, EMDB, Automatic transfer switch, Variable frequency drive, Sub Main Distribution Board, Distribution boards, LCP, UPS, Electrical BUS DUCT, FA, AV Systems and Manage all aspects of day-to-day activities with the project team.
