- Submit group operation management reports for Managing Director, General Manager and Financial Controller.
- Assist in the interview and recruitment process for caretakers, building & site managers, trainees and concierge personnel. Conduct employee performance reviews and appraisals or terminations.
- Coordinate 24 hour emergency response procedures, OH&S policies, injury, malicious damage, loss prevention / control and employee safety standards.
- Ensure the safety of residents, clients and contractors by verification of testing, scheduled and reactive maintenance of lighting, fire alarm, hot water and generator back-up systems;
- Enforce OH&S regulatory compliance.
- Regular review of service providers and vendors to achieve savings in operational expenditure and head office costs.
- Attend regular executive committee, special and annual general meetings. Ensure completion / submission of building & site management reports for these meetings.
- Building Management & Caretaking service of 7 residential sites including; gymnasiums, pools, plant equipment and building assets in accordance with management agreement.
- Cleaning and maintaining all common areas, maintaining gardens, car park, ramps and perimeter of building
- Logging calls from tenants and contractor, general handy work. Supervision of staff and contractors onsite on a day to day basis.
