Following and implementing the SOP-Standard Operating Procedure set forth by the HIA (Hamad International Airport) minor works project department
•Handling complete Mechanical department / services pertaining to the assigned projects
•Act as a Project Leader responsible to deliver the projects assigned to me from inception to completion.
•Accountable for the Cost, Quality and Time targets and manage the projects based on KPI trends
•Implementing the PMI guide to the project management involved at Initiating, Planning, Executing, Monitoring& controlling and closing
•Few of the responsibilities as follows for the projects within HIA
•Upon the receipt of Project brief from PMO, Review and understand the requirement of stake holders and accordingly developing the scope of works for Initial concept design consultancy.
•Based on the concept design, preparing the tender pack and inviting the tenderers for the design and build contract
•Upon receiving and resolving the Technical Queries obtaining the quotation from the tenderers
•Prepare the Technical review (TER), commercial review (CER) over the Tenderer's documents and provide recommendations to PMO office
•Upon selection of the contractor, prepare a stake holder list and inviting them for a kick off meeting wherein explain all the Process, procedures, PTW, Tack out& lock out, Safety, Storage etc..
•Prepare the Stake holder matrix, Communication matrix, Schedule, cost, risk matrix and keep as a live document
•Upon the selection of Design and Build contractor, conduct Site Custodial survey meeting among the Contractor and HIAs FM team to make sure all the existing systems, services are active and record any deficiency identified.
•Conducting weekly progress meeting to discuss about the status of site progress, Earned value, KPI, risk, opportunities, status of project documents like design drawings, shop drawings, Method statement, Inspection test points, Material submittal, etc.. And find out a solutions to keep the KPI
•Coordinating with several in-house FM, Operational, Takeover team mates for all the required coordination and supports to run the project smoothly
•Review of Project documents and provide comments on-time
•Share and collect the required documents among in-house PMCM Team and respond back to Contractor / consultant on time
•Few of the responsibilities as follows for the Restaurant / Kitchen projects within HIA:
•Restaurant / Kitchen stake holders are having their own designer and as a Teammate, I coordinate with the kitchen designer and obtain his requirement in a conceptual design
•Prepare a scope of works for the supply and installation for Kitchen equipments and inviting a tenderers
•Prepare a scope of works to invite MEP design and build contractor to design and execute the utility services for the Kitchen equipments
•Obtain and review the design documents from the designer to ensure the HIA compliance
•Coordinate with Building contractor to provide a tie in points at all the retails/ restaurants/ kitchen as per the tenant requirements
•Share the building contractor's drawings to the individual tenants for them to tie-in and continue inside his lease limit
•Few of the responsibilities as follows for the projects outside the HIA maintained by QDF:
•A project was completed and does not have any authority approval hence shop couldn't opened. To overcome this, as an Assigned team leader,
•Collected all the Maintenance integration documents and develop a scope of works in order to release the tender for QRC
•Upon receiving and resolving the tender queries, prepared the TER, CER for the tenderers and provided recommendation to the PMO
•Upon the selection of QRC, carryout all the needed cooperation from QDF to QRC to get Authority inspections, approvals, certificates.
General:
•Review and complete the response to Contractor's submittals related to HVAC, Water supply, Drainage, Fire Protection (Material submittals, Design / Shop / As built drawing, Method Statements / ITP / Risk Register, T&C Reports / Test Packs, O&M Manuals, Project closeout documents), Get done the list of deferred works, Monitoring the Progress and Resolving any Site issues, Progressive based inspections, Facilitating the QCDD inspection, Coordinating with other contractors for the interface issues and assuring the Compliance to (ER) Employer Requirements through daily site surveillance inspection reports, Meetings, Quality Observation reports, Safety Observation reports, PMC Surveillance Checklists, Site deficiency report, Non Compliance report, Progress Tracker, Pre QCDD Inspections and site walks.
•Review of contract documents for its technicality, constructability and raise RFI (Request for information) for any anomoly and followed-up till gets resolved
•Review, recommend / approve the Pre Qualification of related sub contractors, Specialists for the project
•Handling all the MEP related Site Activities, Manage the Site Engineers, Discipline Engineers in order to keep the KPI by delivering the Contractors deliverables by the stipulated time frame through continuous monitoring, follow-up and guidance.
•Implement the Good Engineering practices at work by following Project Specification, Local rules and Regulation, Accepted Codes & Standards and also my own lesson learnt Experience.
•Manage /Attend the inspections during Material delivered to Site for all the Mechanical system components like Ductworks (GI, CS, SS, Aluminium), Pipes & Fittings (UPVC, CPVC, HDPE, MDPE, GRP, DI, CS, GI, COPPER, VC, CI), Valves, Instruments, insulation, Liner, Supports, Sanitary wares and Accessories, Equipment for HVAC System ( Pumps, Chillers, Heat exchangers, Cooling towers, FAHU, AHU, FANS, FCU, VAV, DX, CRAC, Filtration system / Dosing system, Air separator, Expansion vessel ) Plumbing system (Pumps, GRP Tanks, Water treatment - Filtration system, Heaters, ) Fire Fighting system ( Pumps, Control Panels, Pipes, Fittings, Valves, Clamps, Breeching inlets, Hose reel cabinets, Landing valves, Fire Hydrants, Fire Extinguishers, Sprinklers, Flow switches, FM-200 / NOVEC Cylinders and accessories) Fuel oil system ( Tanks, valves, pumps, Filling and dispenser stations, Manhole cover) Drainage system ( Pumps, manhole covers, Drain inlets/ outlets, Traps, Interceptors, Gully, Soakaways) Irrigation system (Pump, Tank, Sprinklers, Emitters, Valve boxes, Filters and Accessories)
•Manage / Attend inspections during Execution, Testing and commissioning of Mechanical systems and Life safety systems such as HVAC, Plumbing, Drainage services, related Building Management system / interfaces, Fire Protection system, Fire Alarm system, Building Transportation system ( Elevator, Escalator and Travellator), Staircase pressurization system, Smoke management system, Tunnel ventilation system, Linear Heat detection system, VESDA, and provide relevant observation comments with substantiation from the codes and standards.
•Whilst site walks, capturing the Non conformities, Site Deficiencies against the project requirements and report / intimate through agreed communication procedures / documents like NCR/N, SDR, Observation Reports, Letters, Workshops and e-Mail messages with clear explanation of such deficiency with supporting documents to avoid rejection of the works as well as to increase the productivity.
•Expediting Push & Pull communications amongst internal, external stake holders
•Directly interact / communicate with all the contractor, suppliers, Client Representatives, PMC / CMC Team mates as and when required and maintain friendly / professional relationship for the benefit of the project.
•Responsible for Work allocation and managing the MEP Engineers and Inspectors in the project.
•Overall responsible for overseeing and effective execution of all project related activities
•Monitor the timely submission of document like Material submittals, Shop drawings, Method statements, Schedule, Program, Reports, Closeout documents and other Project documents and and obtaining approvals. Also, ensure the KPI value is maintained.
•To schedule and plan all project activities in line with Master / Baseline Program in co-ordination with the Planning Engineer.
•Attend all project related meeting with Client/Engineer/Main Contractor and reporting back to the Senior Manager.
•I conduct Progress meeting, Risk Meeting, Site walk-thorough and attend Quality, Safety, T&C and Workshops and resolve the issues and maintain the project progress.
•Overseeing quality control and health and safety matters on site.
•Preparing reports / Minutes as required.
•Resolving any unexpected technical difficulties and other problems that may arise.
•Coordinate with Main contractor, Other contractors and ensure site clearance is available to start the scheduled MEP Activities.
•Maintain safe working atmosphere and ensure that appropriate safety and protective equipment is used by Company & Contractor staff.
•Oversee / Monitor the T&C performances and review the Progress report.
•Review / Monitor the submissions of final Test Reports, as built drawings, Operation & Maintenance manual, Training reports etc.. and coordinate with Various departments of Client's Taking over team for their acceptance and issue a Taking over certificate.
•Responsible for obtaining Final Project acceptance report, Converting the accepted Project phases into Final Report by going through the handover process, Punch list closures.
•Maintaining strong relationship with Client, PMC, Main contractor team mates through established communication structure.
•Monitor the progress against the established base line program and communicate with the contractor for any negative variation, requesting for mitigation plan.
•Assisting / Coordinating with my Project Planner for the successful Preparation of Project status / Monthly progress reports and reviewing / discussing the Mitigation plans
•Review and validate the Progress reports, Monthly invoices and Variations.
•Organize / Participate in Progress, Design, Constructability review / Technical, T&C, Quality and HSE meetings as and when required
•Conduct site visit to workshops / Factories and Arrange / attend meeting with Suppliers for any hindrance / anticipated risks and find resolutions.
•Having good knowledge on TAB, T&C activities; Know to handle the Air balancing, Water balancing, Pre commissioning and commissioning of Air, Water Handling Equipments using related instruments like Anemometer, Hood, Pitot tube, U Tube monometer, Hygrometer, Tacho meter, Multi meter, Flow meter.
•Witness and advise anomalies.
•Coordinate and control the mobilisation of contractor's manpower and equipment to sites including activities in site lay down areas.
•Facilitate issuance of necessary permits (PTW) when requested by Contractors.
•Inspect and test the completed project work and ensure the design intent
•Ensure and follow up completion and clearance of all Punch List items.
•To prepare daily report of activities and submit to Sr.Construction Manager to reveal / monitor the progress/constraints and look ahead.
•Engage multi discipline coordination
•Manage the production of Project deliverables and ensure the satisfactory takeover
•Organizing the Take over process, issuance of Partial and Final Completion certificates
•Direct interact with Client's Handing over teams such as, Operation Team, Maintenance team, General Services (Facility Management), HSSE, Asset Management, Interior Architecture, for Arranging Class room / Practical Training, Handing over site walks, Punch list closures, O&M Manaul, Spares, and Warranty submissions for the smooth & Successfull hand over /Project closeout.
•Reviewing technical, commercial documents of contractors for carrying out the aditional scope of works and providing a report to PMC.
•Conduct regular Audits to verify and ensure the system related to QCDD is ready physically as well as Document vise, witnessed, approved and acknowledge the readiness in order to upload them to invite QCDD for inspection.
•Complete additional duties as assigned
