Act as system administrator for the BMS system and act as subject matter expert regarding technical issues.
Responsible to supervise and control the operation of the Building Management System, Analyze the behavior of the plants with respect to the set point and setting up the various control parameters.
Perform Testing and Commissioning, Software load and configuration; devices point download and assignment to EBI.
Responsible for assisting and or coordinating the design, installation, testing and commissioning, startup of BMS field devices.
Maintain and repair the control systems of the BMS controlled HVAC systems throughout the site as determined by the manufacturers recommended system as detailed by the site management.
Monitor the operation of the HVAC control systems using the BMS to monitor performance. Check routinely for correct operation of all equipment in various locations.
Generate equipment performance reports from the BMS, facilitate necessary system changes such as altering the set points and time schedules for Chiller, AHU, FCU and other HVAC related equipment.
Program the BMS system and other plant equipment (e.g. standby power generator, diesel driven firefighting pump and fire alarm system) for automatic periodic testing.
Monitors BMS for changes outside of normal operating parameters and reports these to the relevant person/organization (safety, security, maintenance, management).
Monitors of fire detection alarm system, such as smoke detector, heat detector, sprinkler, and emergency exit, in coordination with Safety and Security.
Monitors water tank supply level alarm, air handling unit, fresh air handling unit.
Monitor the behavior and control of the chilled water system including Chillers, Cooling tower, AHU, VAV, FCU and altering the set points.
Monitors and controls the fire pump system, motors, sewage pump, electrical system, water system, ventilation, elevator control in the building.
Operates 24-Hour Emergency Calls. Contacts Fire Department, Gas, Electricity/ Water Departments, Police, Security and management personnel during emergencies.
Execute preventive maintenance based on periodic preventive maintenance instructions.
