I was employed by Etihad Airways to oversee a mix of residential, commercial & retail portfolio with a primary objective of increasing operational efficiencies, customer satisfaction and long-term shareholder value. My role objectives included directing FM policies & contracts, formulating policies & budgets, inspecting quality standards and regulating procurement & use of resources

Further to Sorouh Properties merging with ALDAR Properties in late 2013, the new entity ALDAR Properties PJSC has entrusted all Property & FM services to its subsidiary Khidmah LLC, who had contracted me out to ALDAR. Reporting to the Director of Residential Asset Management (ALDAR), I was responsible for the Property & FM operations at certain assigned OA/JV properties, administering leasing procedures, Insurances, Development Control Regulations and Service Levy Costs for mixed use properties.

Reporting to the Estates department, I was in charge of FM at certain assigned properties at Al Raha Beach & Khalifa City A. My role objectives included establishing and administering site specific scope, schedules, SOPs, SLAs & KPIs for in-house & outsourced work consisting of hard & soft services, defining scope for RFPs, evaluating tenders, effective project management of renovations & rebuilds, etc.

Reporting to the Regional General Manager, I was providing technical support to Business Development, Quality Assurance & Operations at Abu Dhabi & Dubai. My responsibilities included:

• Structure and implement scope and schedules for Hard (civil & MEP) & Soft (landscaping, cleaning, security, etc.) services works
• Build, monitor and implement site specific Performance Management (SOPs, SLAs, and KPIs) measures for Technical Operations & Maintenance standards.
• Define scope for RFPs, provide estimates, assist in costing & control contract budgets through periodical reviews, evaluations and providing technical solutions.
• Condition Survey of buildings & technical installations, Mobilisation of new projects and identification, control & monitoring of Energy Management.

Accomplishment

Enhanced company visibility through constant interaction with clients and improved the number of projects bid & won.

EMCOR Facilities Services is a regional Facilities management service provider having FM contracts at prominent communities in Bahrain like the Bahrain Financial Harbour and Reef Island. Reporting to the Regional General Manager/Head of Operations, I was acting as Facilities Manager at Reef Island which is a self contained purpose built waterfront freehold community having a consortium of developers, comprising 24 high rise office & apartment buildings, 180 villas, lagoon, marina, retail, leisure and dining outlets, etc. My responsibilities included:

• Plan, model and agree the regulations, service charges, FM policies and budgets
• Control costs, vet contractors and increase the efficiency of all service providers
• Handover of infrastructure & buildings and DLP management

Accomplishments

• Built and established customized policies & procedures that add value to service delivery in facilities & assets management.
• Achieved improved profitability by streamlining internal processes and tenaciously driving down repeat work & wastage

Engineer’s Office (EO) is a semi-government organization established in 1994 and into Construction & Facilities Management Services (FMS) for properties owned by or under the patronage of His Highness Sheikh Mohammed bin Rashid Al Maktoum (Ruler of Dubai and Vice President & Prime Minster of UAE). Reporting to the Director of Facilities Management, I was in charge of managing the FM operations for royal properties through a combination of in-house staff and outsourced contracts.

Starting my tenure as Maintenance Engineer, I was promoted to Senior Operations & Maintenance Engineer in 2006. The FMS division has a diverse workforce of many different nationalities and I had a team of engineers & supervisors reporting to me. Properties managed are of various sizes and importance in geographically different sites. These are mainly state-of-the-art private properties and commercial enterprises that include palaces & associated estates, island complexes, residential & office buildings, villas, horse racing complexes, veterinary hospitals etc.

Reporting to the Contracts & Facilities Dept. Manager, I was in charge of facilities management contracts at:
• Dubai Creek Tower (2B + G + 26 floors + helipad)
• Al Yasmeen Building (180 flats complex)
• Emirates Bank International (HO + 33 branches) and
• Middle East Bank (5 branches)

Thermo L.L.C, an ISO certified supplier, is into electro-mechanical projects & facilities management and is owned by Union Properties (member of the Emirates Bank Group). Personnel reporting to me included facilities coordinators and supervisors of civil & electro-mechanical maintenance, landscaping, cleaning, pest control, transport, security, etc. The annual value of facilities management contracts with me was in excess of AED 10 million and associated additional works amounted to over another 5 million.

Reporting to the Administration Manager, Ranya Group of Companies, I was managing the real estate functions and maintenance of three high-rise buildings at Al Majaz. Ranya Group of Companies includes Ranya Trading Co., Ranya Contracting Co., Al Ittihad Drug Stores and Ahmed & Rashid Tabari - the real estate division. My job involved advertising, showing the premises to prospective tenants, collecting rent and maintaining the buildings. I was able to coordinate efficiently in dealings between landlord, tenants, contractors, financial institutions & government departments.

The Federal Bank Ltd. is one of the largest scheduled banks in India with over 400 branches in the country. Joining the bank as a probationary officer, I was trained in administration, public & industrial relations, assets & inventory, etc.
