• Responsible and accountable for the overall management of property portfolio on behalf of the owner and the tenant to obtain an increase in net management revenue
• Establish rental rate by surveying local rental rate and calculating overhead costs
• Prepare all necessary documentation relating to the leasing of properties including management tenancy agreement and inspection reports
• Responsible for preparation of bi-monthly owner statement and accompanying payment
• Coordinate the viewings and placement of prospective tenants in partnership with Real Estate companies, together with the completion of all associated documents, obtaining referrals from current tenants
• Maintain property rentals by advertising and filling vacancies, and maintaining and securing premises
• Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping services
• Ensure the implementation of Properties Management policies, processes, templates and formats (SOPs) in order to improve the quality of Hospitality best practice
• Maintain a filing system as per the ISO 9001:2015 standards
• Document control and management as per the ISO 9001:2015 standards
• Assist in the preparation of regularly scheduled reports and quotation for required work
• Manage the tenant relationship across their portfolio including facility management and maintenance complains handling
• Create work orders and assign work orders to multiple technicians, subcontractors, and vendors
• Communicate work orders to technicians and assist management in resolving problems
• Handle move in and move out’s
• Display and market property units, maintain and update listings of available properties
• Schedule and coordinate meeting, appointment and travel arrangement for office stuff Order office supplies
• Personal sales of ironmongeries architectural hardware, bathroom equipment, furniture and kitchen fitting to the end users (carpenters, interior designers, engineers, traders and general contractors)
• Process requests through email and call phone, providing appropriate product specification, prices, payment and delivery terms
• Conduct outbound lead follow-up calls to potential and existing customers via telephone and e-mail correspondence to qualify leads and sell products and services
• Communicate with financial, procurement and engineering department to operate the orders
