Deliver the project and manage the day to day operations of the FM Services for The View Mall by Arabian Centres to ensure exceptional service delivery and support is provided to the client.
Activities are performed in a proactive, collaborative and cost-effective manner, aligned to the overall objectives of the EFS strategy and the contractual KPIs & SLAs.
Manage hard services and some of soft services by ensuring that all areas of the mall are regularly maintained to provide a safe and functional environment.
Over the period of 5 months I have been involved in setting up key infrastructure at 5 Star rate Andorra Village residential compound, owned by GOSI and operated by Bawani International.
▪ Set up in its entirety, the Bawani International warehouse, Andorra branch, issuing and implementing policies to run supply and maintenance for the Andorra Village operation. In charge of and oversee total logistics and transportation operation.
▪ Establish asset management, maintenance and inventory systems. Initiate the RM procedures, PM plans to maintain the assets and its checklists. Initiate the ACA and Tagging for assets.
▪ Establish and oversee helpdesk, ticketing, workorders, purchase requisition for Andorra Village. Initiate the FM management & operation KPIs, SOPs and policies and implement them accordingly within Andorra.
▪ Manage unit preparation delivery to ensure units are handed over to tenants on time in coordination with sales and hospitality departments. Deal with tenant relations upon escalation.
▪ In charge of staff accommodation and catering for 220 people at Andorra Village.
▪ Assist in establishing and maintaining the Security policies and procedures.
(MACC FM) is the chosen Facilities Management service provider for KAUST’s Campus and Residential & Facilities with an annual contractual value of more than SAR 400M. I worked in The Kitchen and Laundry Equipment (KLE) Maintenance Service to supervise the maintenance and operations of 29, 125 KLE assets.
Core Responsibilities
- Supervise large team of three foremen and 30 technicians.
- Assist in maintaining MACC & KAUST (R&F) policies and contractual agreements and compliance with the requirements of the SLAs and KPIs, identifying issues for discussion, future workload, risks and opportunities. Promote safe work practices in accordance with MACC’s & KAUST’s HSE Policy. Ensure that all contracts are interpreted correctly and are uniformly followed by maintenance personnel for random inspections and regular audits.
- Ensure KAUST residents’ inquiries and maintenance complaints are resolved properly.
- Plan rosters and issue daily work schedules for O&M technicians, work with planner/schedulers to coordinate maintenance work orders to ensure continual safe and efficient operation and to effectively and efficiently complete tasks in a timely fashion.
- Manage the automated work order system known as Facility Asset Management FM Maximo (IBM), oversee and verify the KLE maintenance backlogs and approve work orders to ensure they are properly documented for all job tasks ensuring reporting and presentation readiness.
- Work closely with Maintenance engineers, senior supervisors and Technicians as well as Waste Management, HSE, Housing and Material Management departments to ensure that the work of the maintenance services is integrated and establish consistent processes in compliance with company policies.
- Maintain function and reliability of facility systems and associated equipment by implementing a preventive maintenance program.
- Ensure staff logistics to and from accommodation as well as on site. Secure tools, equipment, resource requirements and necessary information to perform their work.
- Maintain inventories and oversee the purchase of equipment, spare parts, tools and materials for the operation office and maintenance work orders as required.
- Multi-contractor management, interaction with vendors and coordinate arrangements for deliveries of materials and access to area.
- Respond to and document unplanned operational or maintenance events 24/7 and diagnose operational problems and recommend corrective actions.
- Develop and foster a teamwork environment including clear and open communication with staff and work with the team to establish goals, priorities, and expectations, and to develop the action plans and strategies for accomplishing them. Maintain regular and reliable attendance and conduct employee performance evaluations.
- Escalate maintenance and operational issues and prepare RCA reports as required by the KAUST’s R&F Management.

Bachelor of Management Leadership (BML)
