• Tower 44 Project:
Description: A project by Demco Properties in Partnership with M1 Real Estate, T44 is
LEED Gold Certified. The tower is designed for residential apartments, offices, and
retail. The mechanical systems consist of: VRVs system, individual heating system,
sanitary drainage is designed as a two-pipe system, grey water treatment plant, central
gas system, and generator plant (4.4MW). The firefighting system is designed in
accordance with NFPA, in addition to two GYMs. The common MEP systems are
monitored and controlled via BMS system.
Duties: Checking and reviewing MEP subcontracts, approval for shop
drawings/materials, and site supervision. Verifying and guaranteeing the compliance of
materials, calculations, and installations with LEED requirements, Testing and
Commissioning.

• Sama Beirut Project:
Description: Lebanons tallest tower stands 52 stories high. The project is LEED Silver
Certified. The tower is designed for residential apartments and offices. The mechanical
systems consist of: Cooling system by Centrifugal water cooled chillers by cooling
towers and FCU inside apartments. Heating system is composed of a central heating
plant. Energy Recovery Modules (ERM s) in each apartment to exchange exhaust
and fresh air. Sanitary drainage is designed as two pipes system, grey water treatment
plant. Domestic hot water is provided by an individual HWST in each apartment. The
firefighting system is designed as per NFPA, in addition to two swimming pools and
several water fountains. The common MEP systems are monitored and controlled via
BMS system.
Duties: Checking and reviewing MEP subcontracts, approval for shop
drawings/materials, and site supervision. Verifying and guaranteeing the compliance of
