Construction director for MEP trade in Ummahat El sheikh Island, Hotel 11, a prestigious project with The Red Sea Global (RSG). It consists of 90 villas, Several Front of House buildings, Back of House buildings for the Staff and Management, Technical MEP Hub and 2 Jetties.
My tasks were to follow up the construction activities day by day and to make sure that the project is executed as per the time schedule and the specifications:
• Coordinate with the engineering department to develop the shop drawings and the BIM Models.
• Follow up the material submittals and material delivery with Procurement Department.
• Make sure that the time schedule of the project is respected.
• Participating in the meetings with the owner representatives and the consultant.
• Participating in the technical coordination meetings and workshops with the different trades through teams and on site to finalize all technical issues related to the construction.
• Follow up the materials with the suppliers and the subcontractors.
• Follow up the teams on site and the work progress in coordination with the site engineers.
• Follow up the logistic process with the logistic manager and make sure that all materials transportation and delivery schedule to the island is respected.
• Issue the monthly interim statement with the collaboration of the site team and the QS.
HAUSMAN is a new company derived from MAN Enterprise. It was established on 2017 to provide several solutions for facilities such as preventive & corrective maintenance and property management.
The first awarded project is the Malls of ABC: ABC Dbayeh, ABC Achrafieh and ABC Verdun.
The project consists of providing several services in facility management such as:
1- Perform a Facility management audit
2- Assess the technical team and make recommendation
3- Integration of a new software for preventive, corrective maintenance (CAFM)
4- Issue an asset register for the equipment and spare parts
5- Implement an Emergency Preparedness Plan (fire, earth quake, terrorism, child loss, etc..)
6- Issue tripartite agreement with all managed entities
7- Generate policies and procedures and implement them
8- Develop a training plan for the technical team
9- Implement an Integration Management System with all workflows and procedures
10- Issue list of critical spare parts.
11- Perform technical audit on site to verify the implementation of preventive maintenance as per the requirements and the applicable standards.
12- Conduct weekly meetings with ABC management to review the work progress and tasks implementation on site.
13- Issue a monthly report covering the tasks performed during the month with recommendation.
14- Etc..
I am also participating in pricing several projects for facility and property maintenance for resorts, residential and commercial buildings, factories, embassies, etc… .

Technical Tests and Inspections of electromechanical systems in residential and industrial buildings:
•Periodical Inspection for the Transformer Rooms installed by EDL (Lebanese Electricity Company) in Antelias District (130, 000 customers) in Lebanon. The inspection was performed to verify the good operation of the transformer and the switchgears.
•Technical Inspection and Test witnessing of Generators Power Plant 10MVA at Port of Beirut according to Specifications and ISO 8528-6:2005 standard. Technical inspection for the installation of Diesel Generators, Fire Alarm System, Fuel System, MV system, MV Automatic Transfer Switch, Transformers, Bus Ducts, Totalizing Panel, Sound Absorbers, Earthing System, etc.
•Periodical Test for the Electrical Installations and Panel Boards: Lot 287-Solidere, Leisure Hill complex, Movenpick Hotel & Resort, Le Meridien Hotel (Damascus), etc…
•Electrical Inspection for Main Panel Boards by Thermograph Camera: Hotel Dieu Hospital, Marriott Hotel, Le Méridien Hotel (Damascus)
•Initial and Periodical Inspection and Testing of Elevators & Escalators according to the related specifications and EN 81 Standards: Le Royal Hotel, Phoenicia Hotel, Saint Georges Hospital, Zeenni Factory, Bhamdoun Hotel, etc…
•Initial and Periodical Inspection and Testing of Fire Safety System (fire fighting: Sprinkler system, FM200, Fire pumps, Fire hose cabinets, fire detection systems, Emergency Lights, etc..) : Lot 287-Solidere, Le Méridien Hotel (Damascus), Berytus Parks, etc..
•Periodical Inspection of Harmonic signals in Main panel boards, UPS panels, Lift panels, etc…: Movenpick Hotel & Resort - Beirut.
•Initial and Periodical Inspection and testing of Over Head Cranes (Baddawi Power Plant, Future Pipes Industry) and Motorized Straddle Carrier (Al-Khorafi Company - Syria).

•Inspection and Test Witnessing for electromechanical materials as U-PVC pipes, MCC Panel Boards: ULPI Industries, Debbas Factory.

•Design review of electromechanical drawings and specifications to meet the requirements of the related standards and fire safety: Four Seasons Hotel-Beirut, 587 Ras Beirut Residential Building, Semiramis Lot1458 Marfaa, Villa of H.R.H Prince Abdul Aziz Bin Majed-Bhersaf, Marina Towers-BCD, Berytus Parks, Université Saint Esprit-Kaslik, Salle Montaigne Café des letters-CCFL, New Doha International Airport (NDIA), etc…
Technical Audits:
•Technical audit of the contract between “Tripoli Water Office” and “ONDEO - Liban” company: Management contract between ONDEO Liban and OET (Office Des Eaux De Tripoli) to manage the water technical services in Tripoli (400, 000 customers).
•Auditing the technical activities of the Lebanese Electricity Company (EDL) for Antelias Region (130, 000 customers): Inspection of Meters installation, Frauds detection, Substations maintenance, Laboratory test for meters, etc…
Quality Audits to verify the implementation of ISO9001 standard:
•Lead auditor and team leader (up to 4 auditors) for initial assessment and surveillance visit to verify the implementation of the requirements of the Standard ISO9001:2000 for the Quality Management System.
