Project Description :
The Project comprises of Main Building works ROYAL PEARLS -Phase1- RESIDENCE and COMMERCIAL BUILDING CLUSTERS A, B, &C.
Roles and Responsibilities:
Pre-Contract
• Study, review of tender drawings/documents for discrepancies, additional BOQ items/scope and incorporating within the tender offer
• Liaise with consultant regarding ambiguities contract work scope and seek clarifications
• Managing costs on a wide variety of new building projects and structures and undertaking costs analysis
• Collection of subcontract quotations using various methods, analyse and compare quotations received at bid stage and clarifying exclusions/qualifications within
• Quantity take off for all civil, Interior and other elements (manually or electromechanically) based on pricing preambles and compiling the tender BOQ with description
• Analyse of rates for labour, Material and plant (fixed & variable) and thus assist build up costing, pricing and analysis of direct and indirect cost for the BOQ items
• Compilation of tender/bid offer submission

Post-Contract

• Management of subcontract accounts including interrogation, procurement, payments, variations and final accounts
• Preparing and compiling variation claim document with all relevant substations to the satisfaction of the engineer/Employer such as Notification of Variations (NOV), analysis of variations, preparation / valuation of variation, checking of final measurements, unit rate build up and backup documents for variation
• Prepare the EOT claim
• Confirm prompt and regular submission of payment application and ensure that subcontractor payments are dealt with fairly and in accordance with subcontractor terms and conditions

Post Contract Responsibilities

• Preparing Quantity take off and measurement sheet.
• Verifying for the Quantity what are installed for site inspection.
• Monitor progress periodically and compare with baseline & work done quantity calculation for preparation of monthly progress invoices and chasing payments.
• Coordination with Engineering Team members to Proceed within the stipulated schedule to get more work fronts at site.
• Progress measurements & joint measurements with consultant.
• Preparing monthly cost report and interim evaluation application (IPA).
• Reviews and replies to all correspondences regarding payments and variations with client / subcontractor/suppliers.
• Evaluating & certifying subcontractor’s progress claims.
• Identifying the variation and negotiate with consultant
• Preparing the variation order sheet.
• Preparation of final accounts with the support of all related documents.
• Preparing Sub Contractors Applications - Invoices, Daily Time Sheets and payment Certificate.
• Commercial & technical correspondences with consultant and subcontractors.
• Maintains all records and documents pertaining to the contract.


Pre Contract Responsibilities

• Prequalification & attending related queries.
• Responding to invitation of Tenders with the concern of Management and collection the documents with team.
• Receiving pre contract documents from client or consultant and understanding the nature of work.
• Taking quantities from received drawings and preparing BOQ or if BOQ provided confirming BOQ quantities with drawings and identifying the extra works if any.
• Rate analysing with the assistance of senior QS and updating the price on BOQ.
• Quotations based Rate analysing with Subcontractors & suppliers.
• Preparing Comparison reports for the Quotations
• Tender Submissions with team (Tender bond. Final offer subject to confirmation of the management, Tender programs & etc.)
