Handling HVAC and Plumbing system with facility management department.
Supervise and control the Maintenance Request System
Carry out regular inspections of the plant and equipment, ensure that inspections required by Government Authorities are conducted and documented.
Carry out routine inspections and preventive maintenance. (Boiler Operation & Maintenance / Screw and reciprocating chiller operation and Maintenance / Water Treatment / Split and Package units / AHU and FCUs / CHW Pump and Hot water Pump etc….).
Control and supervise Fire Protection Preventive Maintenance Program.
Check all Fire and Engineering safety features to ensure they operate at peak efficiency.
Ensure proper records are kept relating to all plant and equipment-water supply, water treatment plant, Air conditioning system, Kitchen and Laundry Equipments, Steam and hot water generation plant, elevators, secondary chilled water pump etc for the organization.
Ensure proper measures are taken to protect the environment and the Organizations adherence to it.
Implement cost effective Preventive Maintenance and Condition Monitoring Programs.
Supervise the daily operation and maintenance buildings, mechanical services, water features, furnishings and equipment.
Liaise and supervise all Property Maintenance Contractors on the site and ensure appropriate standards and safeties are met.
Carry out all emergency repairs to all technical equipment, general fittings, welding and machining.
Maintain and audit all workshop tools and spare parts stock for the smooth running of all operation.
Actively promote a working environment, which cares for the patients and associates alike.
Ensure energy saving system working on its peak. BMS (Building Management System (BMS) is a computer based control system installed in buildings that controls and monitors the building’s mechanical and electrical equipment such as ventilation, lighting, power systems, fire systems, and security systems.)
Installation, testing & commissioning of plumbing equipment like sum pumps, Electric water heater & cooler, hot water circulating pump etc.,
Installation & gravity testing of sanitary, rain, oil sewer. Lab waste & condensate waste water as per specs.
Insulation & installation of potable Hot & Cold water pipes (Copper) including accessories like balancing valves, pressure reducing valve & back flow preventers, air vent etc., as per approved shop drawings & specs.
Insulation & Installation of all types of HVAC linear ducts & risers including accessories like VAVS, Fire smoke Dampers, Manual & Motorized VCD, Exhaust fan etc., as per approved shop drawings & specs.
Light & smoke testing of HVAC ducts as per SMACNA standard.
Insulation & Installation of chilled water piping (Copper & black steel) system as per approved drawings & specs.
Installation and Gravity testing of Sub grade PVC & UPVC piping.
Preparing shop drawings, material submittals, material inspection, follow up of all site activities, preparation of reconciliation material statement & follow up with agencies / departments.
Preventive maintenance Planning and scheduling for the chiller, compressor, Boiler, Steam Generator, Building Elevator (lift), Water pumps and Air compressor according to standard manufacturer requirements daily, 15days, monthly, 6months and yearly. Make sure the availability required material and implementation of schedule at the time.
