A team member in the Estates department which is responsible for providing the facilities management services (hard services) for the new UAE University campus in Al Ain. The estates department provides facilities management services to over 44 buildings and in excess of 300, 000m2 of GFA. Major responsibilities were

•Provision of technical support and advice in Architectural, Building and Civil Engineering maintenance techniques as well as life cycle projects.
•Estimate the projects (MEP, specialist systems, civil, architectural, ANPR system (Automatic Number Plate Recognition, Queue management system, Biometric access control systems etc.), develop full turnkey solutions with minimum available information, prepare detailed scope of works and manage the execution and oversee the handing over of the project.
•Reviewing, implementing and auditing SLAs related to the periodic preventive maintenance of various systems requiring maintenance.
•Ensuring that the work orders are dealt with adequately and timely without compromising on quality.
•Preparing annual forecast budget plans for the maintenance activities.
•Supervising the projects and variation works and coordinating with subcontractors to ensure that the deliverables are met according to the specifications and compliance with Khadamat health and safety requirements.
•To check the hand over documents submitted by the contractor up on completing a project to ensure that the O & M manuals, warranty certificates, as built drawings etc are updates as per the project requirements.
•To conduct training on maintenance techniques and toll box talks to the staff.
•To conduct project wise and annual subcontractor performance reviews.
•Carry out regular and planned Building Fabric Inspections and surveys of all the buildings on the University Campus Facilities.
•Technical evaluation of tender documents submitted by the contractors.
•Making sure that the department KPI’s related to Civil engineering are met
•Supervise the space planning requirements with the University.
•Prepare life cycle forecast plans and detailed yearly plans.
•Assist with the management of the FF& E Asset Management.
•To be the focal point for the operation of the Permit to Work System which includes general work permits, working at height permits, confined space entry permits, hot work permits and excavation permits.
•Produce maintenance related Risk Assessments and Method Statements in support to the maintenance department activities.
•Review project documents as required (drawings, material and technical submittals) ensuring they comply with the original design intent.
•Carry out site inspections during construction of the new Male Campus buildings (now completed and in operation) ensuring the quality meets Khadamat expectations in terms of accessibility, maintainability and operability.
•Liaison between the main campus Facilities and the Infrastructure Service Provider.
•Assist with training and mentoring in safe working practices of the staff.
•Participate in the Out of hours emergency call out rotation.
