• Defined Utilities Maintenance Goals and Objectives. Initiated Performance Factor Management System(PFMS) based on the hierarchy of position/level. Departmental goals Vs individual goals (job descriptions) were set and procedures to achieve the target were defined & rated accordingly. The structural performance appraisal system were initiated.
• Facilitated for implementation of preventive maintenance programs. Ensured all Utilities equipments like Air Compressor, Generator, Cooling Tower, Chiller, HVAC, pumps and pipeline, electrical panels, light and fixtures are running at maximum efficiency.Coordinate with suppliers for ensuring equipments quality.
• Preparation of the bill of quantity, material schedule of MS, SS, GI, CPVC items as per the design & cost estimation.
• Preparation of the technical specifications, floating the enquiries for the items/spares/equipments, absorbing the quotations, negotiations with suppliers, apple to apple comparitive analysis in terms of price, quality, delivery periods, service support after sales, payments terms.
• Releasing the Purchase Order, tracking the consignments, expedition for the payments as per agreed terms and condition and so on. Identifying the highly consumable critical items and EOQ.
• Planning, scheduling, monitoring and guiding for the effective preventive maintenance of the equipments and maintaining the records. Preparation of the maintenance checklists of all the utilities equipments. Generating the root cause analysis of the equipments, maintaining history cards and breakdown memos. Ensuring the 100% availability of the equipments through defined/document channels, and actively participate in developing, implementing, and verifying corrective/improvement actions.
• Maintained the 5S and Assets Health Care to its optimum level in the work place, proper housekeeping & site clearance after work.
• Initiated and implemented the proper engineering Inventory Management system with always better control over the spare parts and tools.
• Conducted the training on Safety at Work, LOTO system, toolbox talk and strict adherence to work permits, fire fighting system mock drill and awareness on proper use of PPEs.
• Interacted with Operation Manager to develop, implement and facilitate SOCs (Standard Operating Conditions) and SOPs (Standard Operating Procedures).
• Meeting Safety compliance of the factory to 100% and Zero NCRs on safety points related to engineering.
• Displayed SOPs of all the equipments and initiated the Visual management system in engineering section and operations.
• Seek, developed, implemented and facilitated training programs for all Maintenance colleagues.
• Studied the energy like water, electricity & fuel consumption trends, analyzed the data recorded, areas where waste occurs, scope of improvement, identified the energy efficient technology & retrofit for energy conservation equipments. Created awareness, implemented the administrative control and engineering control for energy saving.
• Maintained an open channel of communication to ensure positive departmental, suppliers and guests relation. Collated 360 degree feedback from the ground level to foster growth of department.
• Shared the monthly performance report and alert to top level management for further training and upgrade to technicians/ operators.

• Prepared annual maintenance budget(Capex & Revex) and forecasting its effective use.

• Introduction of new vendors, revisiting the actual requirement against proposed requirement, introducing cost effective solutions at procurement and implementation stages and thorough negotiation to reduce the cost of project.
3. Improve safety performance of the project:-
• Keep an eye on all relevant safety objectives and legal requirements as instructed by project manager.
• Strict adherence to work permits.
• Safety induction to contract workmen before starting execution works.
• Weekly tool box talks on safety.
• Ensure rigor in identifying CAPA of EI / Near Miss.
4. Energy conservation & improvements in project:-
• Study the layouts and project requirements in energy conservation point of view & make the improvements to save energy.
5. Preventive maintenance:-
• Maintaining the stocks of critical spares at Engineering Store.
• Study of past maintenance data and preparation of maintenance schedules based on this data.
• Preparation of PM checklists for Utilities.
• Analysis of major breakdowns which are more than 8 hours and implementing corrective actions.
• Maintenance of daily logs, PM check lists and operation manuals etc.
• Analysis of performance of utilities against standard performance given by OEM.
• Maintaining History cards for all utility equipment.
6. 5S (Seiri, Seiton, Seiso, Seiketsu, and Shitsuke):-
• Implementation and maintain of 5S in Utility areas.
7. Safety:-
• Preventive maintenance of Fire hydrant system and its related accessories.
• Keeping necessary critical spares.
• Frequent testing of system and ensuring its availability at any point of time.
• Maintaining log book of trials and history of maintenance.
