• Managing M2 projects in terms of project scope, timeline, forecasted revenue and initial budget
• Run project feasibility studies.
• Establishing financial models for projects, controlling all the project life cycle
• Managing new developments conceptual idea generation
• Create and manage developments cash flow
• Managing product mix and products specifications
• Managing new development pricing and managing all related design deliverables
• Managing baseline phasing programme starting from Feasibility, design stage going through delivery stage

• Responsible for projects profitability (P&L), assuring projects KPIs meets the targeted budgets and timeline
• Create, develop and maintain financial models for development projects;
• Establish and maintain development budgets and manage the project according to approved budgets.
• Maintain pricing strategy based on market skim, and implement to the financial model and with costs, extracting project KPI’s
• Responsible for driving all firm projects throughout the entire lifecycle with P&L accountability, making sure the projects move throughout all stages within the planned budget and timeframes as well as the alignment of all relevant inputs from different departments and/ or external consultants at each stage.
• Identify deviations from the budget, assess the impact, and propose solutions in collaboration with internal stakeholders Ensure KPIs
• Monthly business review, assuring baseline KPI’s is on track, and early adopt corrective actions if needed
• Assuring that projects meet the forecasted revenues, targeted profit margins and returns.
• Implementing & updating business plans, analysis and Building financial models
• Monthly/Quarterly Reporting including Financial Reports, KPI’s and Dashboards, analyzing and Forecasting cash flow
• Assist in identifying delivery and procurement strategies, and recommend for approval, ensuring appropriate contract terms and working processes are established.
• Create and review meticulous financial models, feasibility studies, due diligence reports and project's specific business plans.
• Create and review cash flow projections based on equity and finance options for each specific development throughout the development cycle.
• Control and governance to ensure all projects consistently adhere to business objectives
• Manage Communication of all project status to participants and stakeholders accurately and on time, develop and implement solutions to correct any deviation.
• Manage and coordinate team of professional consultants to ensure effective Land use and project delivery
• Manage the detailed design phase of the projects, ensuring strict adherence to corporate specifications and attention to cost management
• Coordination with design teams(Engineering) to assure applying best practice on Land and built up area
• Maintain relationship with internal design, estimating and pre-development team.
• Communicating and coordinating all projects activities with internal stakeholders (i.e. Development, Design, Engineering, Sales, Marketing…..etc), and external consultants.
• Managing the business planning process and monitoring the projects performance throughout the development stages and providing recommendations and action plan.
• Develop overall project procurement strategy, sequencing, phasing and logistics, in conjunction with firm goals and vision
• Planning, cost and schedule metrics tools (work breakdown structure), collecting performance data (installed quantities, expended labor hours, and other progress measurements for direct & subcontract labor), tracking data (daily cost compilation and monitoring), analyze and report earned value, productivity
• Develop the project master schedule, update, monitor and review contractor construction schedules, submittals, material delivery, procurement logs and daily follow-up in addition to the necessary productivity measurement studies and associated corrective measures
• Prepare, implement, analyze & report on construction KPI's appropriate to the stage of project development
• Ensuring estimates of cost changes and schedule impact are given visibility with the client and project management
• Review and approve contractor's work programs submissions
• Maintain and report on project metrics issued from and through consultants, contractors and document control
• Coordinate and prepare project execution plans in line with the requirements of the contract
• Lead the preparation and presentation of the project monthly Report
• Ensure the schedule developed by Portfolio Management is suitable, and recommend necessary changes;
• Managing Offers analysis, submit technical and financial offers for design and supervision services.
• Preparing and review contracts (FIDIC format) to suit all tender packages for contractors.
• Prepare requirements for each construction contract package and corresponding scope.
• Calculate earned value metrics.
• Challenge contractor’s cost and progress reports.
• Time Scheduling and deployment charts for tender projects
• Preliminary cost estimate for tender projects.
• Prepare Specifications on CSI format for various projects.
• Technical and Financial Offers for various project scales.
• Prepare special reports (Feasibility Studies, Fire Strategies, Land Values, and Waste Disposal systems….Etc).
• Collect data, and prepare technical reports for feasibility studies.
• Assist in the evaluation of the capabilities of the contractor for various construction projects.
