➢ Managed the project closeout, inspections and approval for 320 townhouses, common areas in Zahra Community.
➢ Liaise with Consultant and contractors to rectify all the snags and prepare the units and common areas for handover.
➢ Involved in periodic inspections during project development phase
of Zahra apartments (400 units), Hayat townhouses (720 units).
➢ Contacting the customers for informing the status, progress, booking appointment for customer orientation, key handover, welcome kit
handover and DLP maintenance.
➢ Conducted the customer orientation of the unit, common areas and community facilities with high profiled VVIP clients.
➢ Drafted all necessary documents and forms home owner’s manual, HO
checklist, key release form, POA authorization form, unit access form,
feedback form for the handover process,
➢ Developed and implemented handover process, policy and software application for the Property handover department.
➢ Managed facility management service providers on upkeep of all the hard and soft services, HSE, waste management, Security.
➢ Managing and closing out all service requests from the client during the defect liability period (DLP)
➢ Act as the primary interface to the clients for all communication including queries on payments, government authorities (DLD and DEWA), financial institutions during the handover phase.
➢ Responsible for managing quality control inspections using snagging tool snagR and in-depth reporting on status of all civil, joinery & MEP related works of units approaching delivery as per inspection schedules.
➢ To conduct home orientation for the customers, record the snags provided.
➢ Coordinate with Projects team to understand specific requirements related to MEP, utilities, drainage, fire
fighting systems, cooling systems and third party service providers.
➢ Liaise with support teams (Hospitality for FF&E and OS&E placement, FM for Project Health & Safety) for smooth transition of roles upon taking over from Projects team.
➢ To manage all the service requests (customer queries and maintenance issues) during Defect Liability
period.(DLP) through FM service provider or third party vendor.
➢ Regulate and manage the community with strict adherence to community management manual
➢ Facilitating the leasing team for a smooth move in /out process.
➢ Site supervision for civil works of mansions (B+G+1+Roof) which includes structural, ensuring the work is executed as per the project specifications.
➢ In charge of all finishing and snagging works.
➢ Upon receiving the snag list, manpower is identified and all snags are attended .
➢ Liaising with MEP contractor and Consultant’s representatives on daily basis to follow up and provide
updates about the progress on the snag list, testing and commissioning of HVAC, MEP systems.
➢ Site management, quality control for civil works which includes structural (slab decking, formwork, reinforcement, post tension and concreting works) & finishing (block work, plastering, painting, tiling works) and ensure that the work is executed as per the project specifications and construction drawing/ final approved drawings from authorities.
➢ As part of project handover team, liaise on daily basis with Government authorities, MEP contractor, specialist sub-contractors for completion of fire zones, installation of transformers, fire fighting systems, chilled water system from Empower, Building management system, gate barriers and DEWA Power ON.
