Responsibilities:-
•Preparation of Monthly maintenance reports.
•Preparation of Maintenance schedule according to OEM standards.
•Co-ordination with clients, consultants for AMC maintenance, repairs and trouble shooting of air conditioning and electrical equipment's.
•Perform the required assessment needed, check and evaluate of the equipment condition
•Checking material delivered to site for conformance with approved samples, Specifications.
•Review Maintenance Manuel to ensure performing work as per the requirement, standard & application codes.
•Prepare daily, weekly and monthly reports, Maintain records of inspection made, test performed, work executed etc.
•Preparation of drawing status Report and Material Status report.
•Providing technical guidance and support to sub-ordinates, contractors for Queries
•Co-ordination with all subcontractors for different activity of the project.
•Responsible for supporting departmental vision that will provide for continuous improvement in all aspects of the organization.
Maintain, repair, replace or modification of HVAC system, pumps, coolers, refrigeration units, variable air volume systems, air handling units, exhaust systems, condensers, evaporators, water heating units, cooling towers and District cooling system.
Maintain, repair and replace HVAC control systems, and associated building temperature controls.
Water-Cooled centrifugal chiller McQuay Chillers Models WDC 100-BAAAM.
Air-Cooled Carriers Flotronic Liquid Chillers.
Operating and Maintenance Digital Liquid Leak Detection System FG-SYS (FROGSYS )
I have well knowledge of SIEMENS VFD ( variable frequency driver Maintenance & repair )
Swimming pool Operating, Maintenance and Water treatment.
Lighting System Operating, Maintenance.
Respond to emergency HVAC system and routine calls from County facilities and take action as necessary.
Planning coordinating and evaluating preventive maintenance schedules for County HVAC systems and related equipment.
Direct and coordinate work by independent contractors and subcontractors, monitor work flow, review and evaluate work product.
Purchase and maintain inventory of parts and materials to accomplish timely repairs and preventative maintenance.
Assist in the development and management of the HVAC capital and maintenance operation budget.
Manage and participate in the development and implementation of goals and objectives for HVAC system integrity.
Develop, prepare, and recommend plans, specifications, and cost estimates for HVAC system installation, repair alteration, and MEP maintenance activities.
Attend and participate in the staff meetings, safety meetings, and related activities; attend workshops, conferences, and classes to increase knowledge; serve on committees as assigned.
Theory and operation of control systems, mechanical equipment, power equipment, energy management equipment, electrical systems and equipment, diagnostic equipment, kitchen facilities, and boiler systems.
Practices, methods, equipment, tools, and materials used in the installation and repair of HVAC and related equipment.
Scheduling maintenance and repair of systems.
Occupational hazards and standard safety practices.
High rise commercial & residence buildings maintenance work.
Review and analysis all MEP drawing materials, schedules/ program of work etc.
Coordinating all MEP activities with various team on site and assign the work.
Collect MEP & civil complaints from call center and distribute to the technician.
Reviewing the shop drawing MEP, work details, material samples, inspection plan method statement, delivery scheduled to confirmed compliance with the requirements of the project.
Engage with authority at beginning of project to insure that all temporary utilities (power and water) are provided on time and do the same with closing out of project to ensure disconnection of utility services.
Ensure the harmonies working relationship between the contractor and the consultants, understanding that open communication and team work are to be promoted and that an adversarial management style will be detrimental to the project.
Coordinating between MEP and civil drawings at the site.Coordination and attending meeting with subcontractors, contractor & consultant, client, supplier
• Prepare daily maintenance report.
