Floreat Private Investment, Director of Finance and Operations - Real Estate
o Floreat Group is a private investment office representing UHNWI and families. Floreat Real
Estate advises opportunistic funds that targets value add direct real estate investments, run by
a team of 8 investment professionals. I was hired to establish the investment, operational and
reporting processes.
oBuilt the team’s analytical framework, appraisal models, risk management tools.
oDeveloped a portfolio model to forecast, monitor performance and understand the impact of
potential investments at the fund level. My current processes are pending registration as
proprietary intellectual property.
o Manage relationships with the SPV administrators, tax advisors and institutional lenders.
o Maintain our house view research on growth forecasts and pricing assumptions and manage
our research providers.
o My team is responsible for the administration, reporting and compliance of the fund assets. I
oversee the external audit of our funds by KPMG.
oInvolvement in investment review committee for individual acquisition opportunities, portfolio
deals and develop fund strategies. I represent Floreat on a number of potential investments in
the UK and Germany.

Managed and built financial appraisals for large developments, transactions and standing
assets on the Grosvenor Estate (Mayfair, Belgravia and Easton Square) and other GBI
locations. I worked alongside developers, design teams and quantity surveyors to develop
financial models in Excel and deliver them for investment approval.
o Annual modelling of our 10 year strategic plan for the GBI portfolio. Report and present
strategic insights to the executive level and provide analytical decision support.
oDevelopment and implementation of risk processes to capture risks on large development
projects. Using @Risk software to build Monte Carlo analysis I deliver analysis to quantify
financial contingency amounts for development projects.
Valuations and Business Modelling
Business Valuations: Broad range of corporate valuations for strategic, reporting,
restructuring or compliance purposes. Major projects include:
o Valuation of the intellectual property of GSK and Dyson Group
o M&A PPA for Johnson & Johnson, Care UK, Reckitt Benckiser and Kingspan
o Restructuring three London trophy hotels, Hotels4U, Wideroe airline
o M&A defence for a UK LNG company
o Expert witness support for RP explorer, and Berry Brothers and Rudd
o Impairment testing of BP Western European, Foresight Solar, Oracle, United Biscuits,
Mitsubishi Power Systems
o Modelling Global Valuations Model and International WACC model
Capital Equipment Valuation - Valuation of PPE assets across EMEA. Major projects
include:
o PPE Valuation - Gas network in Iraq, power stations and transmission network in South
Africa, mobile phone network in Turkey, mining equipment in Ukraine and many
manufacturing facilities across Europe for multinationals across many industries
of MYTH Shaving and SuperMixes
o MYTH: Based on a university project, and with backing from Alliance Boots, I developed a
novel shaving foam and dispenser.
o SuperMixes: A range of novel mixer drinks marketed at clubs and bars.
