• Ensures the mall is presented to its customer in the highest possible standards by maintaining the interior and exterior of the building. Conducts regular inspection of the interior of the property with specific attention on cleanliness, preventive maintenance, health and safety, fire and parking. Completes the quarterly property inspection reports to track maintenance programs & repairs in the complex, including the follow up to ensure corrective measures are completed in a timely manner. Executes key objectives as detailed in the Capex and Operating budgets and plans priority based effective phasing of the budgets
• Coordinates the repairs & maintenance projects, property inspections with the FM to ensure items are completed and delivered within a timeline.
• Carrying out tendering, negotiation and appointment of an efficient contractor with proper contract procedures
• Preparation of RFP
• Develops, tracks, and analyses baseline energy consumption and cost data for the facility. Creates ongoing improvement measures. Benchmarks baseline data and costing information against previous periods to understand overall reductions and savings for potential reinvestment to strengthen future efforts and/or make corrective investments
• Oversees the duties & performance of the exterior maintenance contract to ensure the exterior of the building in maintained to the highest level possible.
• Ensures that all vertical transport smooth functionality & safety. Proper lighting, air-conditioning levels, sliding door, parking fit to use & toilet facilities are always in a workable condition.
• Reviews the Planned Preventive Maintenance (PPM) schedule checks are carried out for all assets.
• Manages monthly contracts and other costs, keeping in mind the annual budget and to ensure that outsourced services are provided within the budget plan for the mall.
• Keeping organized records of occupant complaints, security issues, cosmetic projects and more.
• Oversee contractual arrangements for janitorial and groundskeeping services.

QHSE
• Contribute to safe systems of work and the development of quality management system by ensuring all work practices comply with relevant safety standard.
• Ensure that measures to protect personal safety and well-being are always in place and that personal actions do not jeopardize the safety and well-being of others
• Implement all HSE policy, Safe Operating Procedures, and Safe Work Instructions (tool box talk) - thus preventing potential incidents at all times
• Ensure the team possess appropriate tools and tackles, spare parts and consumables, calibration of tools and tackles
• Ensure timely close out of HSE Action taken Reports, NCR’s
