Over 15 years of practical experience in Operation and Maintenance Field for Commercial Building, Malls and Residential Site.

•Responsible for total facility management services including housekeeping, MEP and building services, security, concierge and administration.
•Manage all technical and non-technical outsourced service contracts and Company personnel, including inspections and quality management of service delivery which includes all Engineering / Housekeeping functions/ Security/Fleet Management/ Administration.
•Develop and implement maintenance procedures for a facility’s electrical and mechanical equipment System.
•Manage excellent relationships with clients, tenants, rent arrears management, suppliers and other partners.
•Support the development of business wide FM initiatives including contract renewals and cost reduction strategies, contract management plan and customer improvement plan.
•Experience in Operation & Maintenance of 11KV, 33KV and 66 KV Substation HT & LT Panels, Distribution Boards, Power Transformer, ACB, VCB, MCCB, Isolator, RCD, ELCB and UPS.
•Knowledge of repair and maintenance of Single Phase and Three Phase Motors and Pumps which is controlled through drive and PLC Units
•Handle General Works like Carpentry and Civil Works maintenance.
•Experience in operation and maintenance of Water Treatment plant (ETP, STP, WTP, RO and DM).
•Handling Operation and Maintenance of DG Sets up-to 2000 KVA, HVAC System, Lighting System, Fire, CCTV and other security system which is controlled through BMS.
•Experience in operation and maintenance of Split AC Units, Window AC units, Cold Storage, Air Handling Units & Water Pump, FCU, CCU, VRF Systems, Heat Exchanger, Chilled Water System, Pressurization Units, Floor standing A/c, Reefer (Refrigerated Container), Package units from 5 to 30 tons of capacity.
• Responsible for the Daily Maintenance and Diagnose all Electrical & Mechanical faults in HVAC equipment’s.
•Responsible for smooth operation of Elevators / Escalators, Fire Fighting(Fire Hydrant Pump, Sprinkler Pump, Diesel Engine, Fire Extinguisher, FPS & Fire Alarm System) and Plumbing system.
•Site Audit is being done and Observation report is shared to the team for correctiveness.
•Coordinate with Stores and Purchase department regarding supply of MEP material for the proper operation of the buildings.
•Maintain inventory and help store department for Sourcing Spares & Consumables for all equipment’s.





Responsibilities

•Plan Preventive Maintenance (PPM) is to be carried out according to the agreed PPM Schedule.
•To perform the preventive and breakdown maintenance as per schedule of CMMS and in compliance with the Work Order system, in order to ensure minimize downtime.
•Contract/ Agreement management including AMC for equipment’s. Defining detailed terms and condition for AMC. Review of performance of various AMC holders and keeping a tracking mechanism for the same to ensure zero breakdown of equipment’s.
•Prepare Service Level Agreement (SLA) of all contracted services and implement same.
•Finalizing terms and conditions of maintenance agreements with the builders/ building owner for multi tenanted facilities and Also finalize rate contract for frequently used services and items.
•Prepare and maintain all types of reports like DMR, MMR, PPM, Cost Sheet, Complaint Tracker, Risk Register, Vendor Compliance, Energy Report, Incident Report, BMS Report, Power down time report, UPS Report and Site Expenses.
•Prepare and Report incident report, unsafe practices within the time frame as set in the escalation matrix.
•Carry out emergency duties for Mechanical, Electrical and Plumbing Services as directed by Senior Management.
•Provide Technical training related to Safety Measures to site staff and train subordinates in all required aspects of the technical and non- technical services.
•Set objective and timely monitor KPI and KRA of all staff.
•Ensure appropriate PPE is used by Technical Team, Barricade at work place and housekeeping after completion of work.
•Ensure work with Safety with PTW as per condition of work.
•Conducted Fire Training, H2S Training, LOTO, Tool Box Talk and Work place safety training.
•Implementing risk and safety work practices create awareness of safety of man/machine and building by means of effective training and awareness, building process, ensuring awareness of all fire and safety regulations among all E&M, Security and Housekeeping Staff.

•Follow and implement Occupational health and Safety Act (OH&S) policy and procedures.
