I'm starting a new position as *Facility Operation & Maintenance in-charge* at Expertise Contracting Co Ltd. Jubail.
work in Tabuk (British compound).
responsibility of all Facility activities and Maintenance.
AKH Tower and Other properties Warehouse, Commercial Buildings and Residential villas.
Responsibilities;
1. All facility Maintenance of HVAC, Electrical, Plumbing, Mechanical, FA&FF, Generator, Lifts, BMUs, Monorails, Cradle, Sliding Doors, Carpentry, Gypsum, Paint, Civil, CCTV, Access Control, Parking, Security, Façade clean, Soft Service (Cleaning), Pest Control and Sanitization and HSE.
2. Receive complaints, requests from tenants and coordinate to dep’t and solve accordingly.
3. As per receive additional requests from tenants, Issue quotations accordingly and follow up.
4. Monthly issue the Service bills of Electrical and water to the tenants and follow up payment.
5. Monitoring and follow up daily Check lists, Work Orders, Corrective & Preventive Main’t
Schedules, Work plans, Inspections and coordinate with each department and solve issues.
6 Utilize team to daily checking to find the problems to avoid big cost of big complaints.
7. Follow-up AMC Service Contracts, Contractors and Fit-Out work.
8. Weekly/Monthly Conduct meetings with each dep’t and discuss pending issues and solve.
9. Control Procurement &Logistics Department, Petty Cash &Expenses, PR & POs with records.
10. Maintain Store dep’t with records of Inventory and Material requests with proper approval.
11. Maintain Document Control dep’t with proper documentation, sorting, filing, archiving. And tracking all files technical and non-technical data and drawings and up to date all the data.
12. Monitoring and control all AMC Contracts, requirements, electrical, water bills, expenses.
13. Responsibility of all team hiring, Overtimes, vacations, and solve all their requirement and Supporting to HR Dept.
14. Supporting finance dep’t, maintain all records. Save all approvals, invoices, POs, PRs and etc.
Al Waha Mall - Ground & First floor is shopping mall and 2nd floor is Offices. Total shops 230 and Offices 47.
Riviera 1&2 malls - Ground, 2nd floors are shops & restaurants, 1st floor is offices. Total shops & restaurants 28, Offices 24.
Responsibilities;
1. Maintained all Facility Main’t department. Electrical, Mechanical (HVAC, Plumbing), General & Civil (Carpentry, Gypsum, paint, Civil, ) Fire & Safety System (FA & FF), CCTV, lifts, Escalators, Sliding Doors, PA System, Etc..
2. Soft Service Cleaning dept, Land Scaping, Pest Control and Façade Clean, Etc..
3. Utilize team to daily checking to find problems to avoid big cost of complaints. Follow-up Corrective & Prepare Preventive main’t schedules, work plans and work orders and follow their work. Tracking pending issues and solve.
4. Follow-up AMC service contracts, outsource contractors and Fit-Out work. And control cost.
5. As per receive requests from tenants, coordinate and complete/solve accordingly with proper documentation. ➢ As per utility consumption of water, electricity and Gas, issuing service bills to tenants and follow up payment. ➢ Maintained Store dep’t with records of Inventory and Material requests with proper approval.
6. Maintained Document Control dep’t with proper documentation, sorting, filing, proper archiving. And tracking all files technical and non-technical data and drawings and up to date all the data. ➢ Responsibility of Petty cash, PUR & PO s and maintain all expenses to manage budget. Support to Finance Dep’t.
7. Responsibility of all team hiring, Overtimes, vacations, and solve all their requirement and Supported to HR Dept.
8. Monitor and Control transportation dep’t and maintenance of all cars with proper documents and track list.
AL-Shola Tourist Village - Resort with 150 villas, sports club buildings, swimming pools, Mosque, office buildings, Residential accommodations, and restaurants.
Responsibilities;
1. Maintained all Facilities and maintenance - AC, Electrical, plumbing, civil, Gypsum, Carpentry, Paint, Cleaning, Landscaping, Pest Control and etc.
2. Utilize team to daily checking to find the problems to avoid big cost of complaints. Issue work orders and follow.
3. Prepare Preventive maintenance schedules, workplans, work orders and follow their work. Tracking pending issues and solve. Maintain all records and reports. Coordinate with all team and motivate their skills and work.
4. Responsibility of Purchasing Department and Store dep’t and maintain all inventory and records.
Al Batten Contracting Est - Maintain installation and Maintenance projects, Villas and Compounds.
Responsibilities;
1. Maintained Installation and Maintenance Projects of HVAC, Electrical and Plumbing (MEP).
2. Responsibility of all team, daily check activities, requirement and implementation.
3. As per requirement prepare material requests and arrange with approvals.
4. Maintain all service reports and records and filling. Issue work orders and PM schedules and follow all works.

National Refrigeration Company - HVAC Maintenance & Installation projects and Work Shop
Responsibilities;
1. Maintained Installation and Maintenance Projects of HVAC.
2. Responsibility of the work shop, overhaling Reciprocating / Piston type Compressors.
3. All team, daily activities, requirement and implementation.
4. As per requirement prepare material requests and arrange with approvals.
5. Maintain all service reports and records and filling. Issue work orders and PM schedules and follow all works.
