Project Manager

Duties: -
 Reading all Project Documents and get familiar with the project specification for Architectural, Structural, Mechanical and Electrical Items. Reading all General Notes indicated on the drawings and record my special notes and marks on the drawing and on my diary.
 Scrutinize contract documents and identify and interpret the implications of any special features. Ensuring the content of the contract is fully understood and eliminating any areas of risk by setting up procedures to do so.
 Ensure the capability of the surveying team of the contractor through several checking of their work in terms of procedure and accuracy.
 Inspect the work done by the contractor according to drawings, and specification.
 Issue the required letters to the contractor regarding his queries, questions, clarifications, Claims, and any violation to the safety, and the Quality procedures.
 Follow up with my electrical and mechanical engineers regarding material submittal and approval including preparation of comparison between different Vendors to make it easy for the client to select the correct material.
 Ensure that all information is available to planners and detailed plan is drawn up. Set up procedures to ensure information is channeled to planning department and monitor such procedures and reports.
 Check the global project Schedule and coordinate with the contractor to achieve practical schedule by choosing the main and the sub-tasks and tie it with the BOQ to be easy to measure the progress during construction.
 Authorize and agree to plan prior to construction together with a time table for scheduling and completing the project.
 Follow up the progress and prepare weekly progress report including the expected delay if any and the remedial measures to bring back the progress to the targeted values.
 Attending the Weekly Site Meeting with the client and the main contractor and record the minutes to document all discussed points and actions needed by the different parties.
 Review and comment on the weekly or monthly contractor report to make sure that it reflects the actual project status.
 Maintain on site relations with the client to ensure continuity and repeat orders on a negotiated basis. Discuss further proposals with the client and possible future projects and partnerships where feasible.
 Construct, develop and implement plans of action to meet client’s needs. Exploring the client relationship and developing a partnership as to meet clients’ needs but keep company out of risk and in a profitable position.
 Take responsibility of any special engineering, design, location or scale factors affecting the project, by monitoring projects and solving problems proactively.
 Ensure that systems for the recording and reporting of work are compiled and material and equipment movements are adhered to.
 Establish guidelines for the handling of variations by setting up procedures.
 Authorize all requisitions and ensures that appropriate documentation is attached and procedures are adhered to.
 Responsible for safe operations of all staff on projects.
 Monitor and control sub contractors and vendors by holding updated meetings regularly and monitoring progress and consult on any changes.
 Ensure that sub contractors to be used by the project team are properly vetted and QA procedures are adhered to by sub contractors.
 Ensure that schedules and targets are met and that on site estimating is carried out correctly.

During this period, I was assigned to work as Project Manager for 70 Million Riyal 18 story office building and all site facilities including water tanks, pump room, holding tank, electrical room, generator room parking sheds, guardhouses and 4-story operation and maintenance building..
