• Organizes, plans, schedules, and controls the field work.
• Identify client's Business case and Strategic Brief and other core project requirements.
• Ensure that the client’s Business Case and the Strategic Brief have been properly considered before the Initial Project Brief is developed
• The Strategic Brief may require a review of a number of alternative designs & options. By asking the right questions and understanding the Client requirements, can properly define the scope for a project, and the preparation and briefing process can then begin.
• Agree Schedule of services, design responsibility matrix and information exchanges and prepare project execution plan including technology and communication strategies and consideration of common standards to be used.
• Develop project organization, roles of project participants; typical time planning.
• Review and update maintenance, operational and handover strategies and risk assessments and project execution plan.
• Monitor and advice project architect on different authority’s regulations/requirements
• Assists the VP - in selection of the project Architect, and other specialist consultants as required: such as Environmental, Fire Safety, F&B, Kitchen, Lighting, etc.
• Assists the VP - in finalizing the development cost plan.
• Assists the VP - Construction Management expedite project operations by dealing directly with the individuals and organizations involved.
• Administration of Building Contract, including regular site inspections and review of progress.
• Minimizes any extra cost for changes requested by the client.
• Directs, looks after and monitors IFAHI staff working as part of the project team.
• Develops and modifies the project control system (i.e. forms…etc) to match the requirements of the project over many contractors for different trades packages.
• Chairs the management, progress and special project meetings.
• Takes executive decisions as required by the nature of the ongoing construction needs, except on those matters which need to be discussed with the client before any action can be taken.
• Reviews project proposals or plans to determine time frames, funding limitations, procedures for accomplishing projects, staffing requirements, and allotment of available resources to various phases of the project.
• Establishes work plans and staffing for each phase of a project, and arranges for recruitment or assignment of project personnel.
• Confers with project staff within the Department to outline the work plan and to assign duties, responsibilities, and scope of authority.
• Directs and coordinates activities of project personnel to ensure that the project progress is on schedule and within prescribed budget.
• Prepares project status reports for management and other related parties.
• Confers with project personnel to provide technical assistance and advice as well as helping to resolve problems.
• Alters plans whenever required.
• Coordinates project activities with other operational functions.

Responsibilities:
•Overall management and control of Construction, Engineering activities at the related packages.
•Identify packages stakeholders, establish stakeholder register & responsibility matrix.
•Identify the packages risks, establish a risk register, periodically update & coordinate with project risk register.
•Update & follow up project variation log.
•Weekly update procurement tracking sheet.
•Preparation of scopes of work for structural & finishing works in the related packages, technical evaluation, execution and follow-up with the subcontractors/consultant.
•Preparing work force histogram periodically with reference to the project schedule.
•Monitoring the productivity of different activities and comparing with the estimated rates
•Preparation of scopes of work for structural & finishing works in the related packages, technical evaluation, execution and follow-up with the subcontractors/consultant.
•Preparation of tender package and assist in evaluation of bids.

•Responding to all subcontractor quires, concessions and provide the related packages subcontractors with all technical information.
•Reviewing concessions and deviation requests from Subcontractors and make appropriate recommendations to the Project Manager.
•Reviewing/Approving subcontractor submittals including shop drawings, material submittals and methods statements.
•Co-ordination between Sub Contractors and Site Management.
•Monitoring the work flow and ensure complete technical information available prior proceeding with works.
•Monitoring the subcontractor’s progress on site.
•Preparing reports and subcontractors correspondences as per management requirements.
•Monitor work progress on site and reporting to the project management & Client with the all updating status.
•Coordinate for the inlet and outlet services (as chilled water pipes, High and low voltage, etc.).
•Co-ordinate among Structural, Architectural and MEP drawings.
•Review sub-contractor invoices and claims.
Review the Approved for Construction drawings and clarify any discrepancies between the
drawings.
• Co-ordinate among Structural, Architectural and MEP drawings.

• Calculate the quantities for all items.
• Make Payments for the Subcontractors.
• Make Payments Certificate for the Client.
• Review and comments Shop drawing submitted by the Subcontractors (Steel, formwork, false Ceiling, etc.)
