Rixos Saadiyat Island 5 Star Hotel Project

Have been working as Project Controls Manager for Design-Build Contractor which also has shares within the operator (Rixos) and the investor group (International Hotel Development Holding) of the project. The project is a 5 star beach resort hotel located in Saadiyat Island which is a valuable area for Abu Dhabi Municipality regarding natural life and history. Project buildup area is 67, 500 sqm and it contains 361 rooms, 13 villas (presidential, executive and superior) and separate restaurants. The Architect of the project is WATG and the consultant of the project is Hill Int./EHAF Joint Venture. Project budget is approximately USD 200, 000, 000. Responsible for:
- Management of a project controls team consisting of four engineers.
- Drafting all subcontractor, consultant and service provider agreements. Negotiating on draft agreements. Reviewing/commenting on all additional subcontractor/consultant claims/variations based on cost and time extensions. Assisting project manager on all claims and variations. Drafting Letter of Intend/Award for all subcontracts and drafting all formal letters regarding claims/variations on behalf of project manager. Determining contract technical conditions and production of responsibility matrixes which shapes the scope of the services/installations.
- Preparation of project budget and the cost control system. Issuing all cost and finance codes to invoices and interim payment certificates, and monitoring project budget depending on actual costs. Informing project manager if there are any variances.
- Management for tender process. Preparing tender packages which contains BOQs, technical specifications, draft agreements, technical conditions, responsibility matrixes and related projects (comes from design office). Conducting technical meetings with possible subcontractors for determining the installation methods. Value engineering if necessary and applicable to match the related cost specified in the project budget. Receiving the quotations and production of detailed comparison charts. Assisting project manager on commercial decisions.
- Preparing the project schedule in MS Project based on CPM. Determining the necessary manpower to achieve targeted milestones for structural and masonry works. Updating the schedule and informing project manager for possible delays.
- Production of monthly progress reports for investor and landlord (TDIC).
- Production of Mega Projects’ Cash Flow Charts and Interim Payment Certificates (based on progress) which are submitted to investor.
- Administration of measurements, payment certifications and final accounts of subcontracts.

Had worked for the first phase (~252.000 sqm) of the mixed use project (total ~1.000.000 sqm). Resigned due to compulsory military service. Approximate project budget: USD 172, 000, 000. -Preparation and monitoring of project budgets based on quantity surveys. Reporting variances regularly.
