Roles & Responsibilities
Pre-Contract & post-contract
• Cost monitoring with budget updates including site expenses and purchasing materials.
• Preparation of IPA (Instruction to Proceed for Payment Applications).
• Finalization of Final Accounts of the client by evaluating Variations and Claims
according to the contract agreement.
• Initiating contractual correspondence with the client including letters, notices, bonds,
LOA, and compensation documents.
• Preparation of documents for obtaining budget approval and amending client
agreements.
• Pre-qualification evaluation for both Civil and MEP works.
• Checking the main IPA and preparing the cost report for the Managing Director.
• Taking off quantities and preparing BOQ and BOM.
• Monitoring overall company projects.
• Coordination with site engineers and project managers to ensure cost-effective execution
of projects.
• Regularly updating and maintaining project cost trackers, ensuring alignment with
approved budgets.
• Attending project progress meetings and providing financial insights to support decision
making.
• Reviewing subcontractor and supplier quotations, negotiating rates, and preparing
comparative statements.
• Supporting project close-out by preparing final statements, handover documents, and
reconciliation reports.

• Prepare the Interim Application according to the contract terms and conditions.
• Preparation of detailed Bills of Quantities (Civil & MEP), taking off quantities for
proposed Apartment buildings including infrastructure.
• Conducted thorough on-site measurements and assessments to accurately quantify
materials and labor requirements for various construction works.
• Participated in the negotiation and evaluation of subcontractor bids, fostering effective
partnerships and achieving optimal cost efficiency.
• Monitor and track payments to subcontractors and prepare and maintain detailed rate
breakdowns for the certification of subcontractor rates.
• Contributed to the development of financial reports and presentations, summarizing
project costs, budget variances, and forecasting future financial requirements.
• Monitor the cash flow and advise management to control the operational budget within
the margin.
• Conduct a thorough evaluation and processing of project retention and final payments.
• Maintain accurate and up-to-date project documentation, including cost reports, quantity
surveys, and project progress reports.
• Attending the Commercial and progress meetings.
• Evaluate material, labor, and equipment costs based on contract drawings, specifications,
and industry expertise.
• Preparation and submit Material Reconciliation (MR) to the management.

• Taking off Quantities using the AutoCad, Cubicost, Revit and planswift.
• Preparation of Bills of quantities by using CosX, Planswift, AutoCAD for MEP, FITOUT
& CIVIL Works. (based on POMI, CESMM4, NRM1, NRM2, SMM7, ASSM4 and CSI
master format)
• Ensure the team progresses.
• Preparation of final files.
• Evaluate the team members sections.
• Preparation of Quarry Sheets.
• Preparation of Schedules.
