Maintenance Coordinator - Emirates Airlines (January 2015 until date)

Job Responsibilities:
 Be a focal point of contact between users and Property Services' maintenance section and to supervise facilitate all MEP/HVAC/ELV/Swimming Pool maintenance related works.
 Liaise with Landlords and Contractors for unplanned or emergency MEP/HVAC/ELV/Swimming Pool maintenance activities to ensure that deadlines are met and acceptable performance standards are provided.
 Liaising with Landlord and Contractors to perform the Planned Maintenance for all Services (MEP/HVAC/ELV/Swimming Pool/Lift) in order to ensure the safety standards.
 Identify the nature of problems; allocate resources and resolve in an efficient and economical manner.
 Provide specific direction to subordinates and contractors on an "as-needed" basis.
 Supervise the progress of site work to ensure the timeline and quality of work.
 Ensure that planned maintenance works are carried out in a timely manner thereby ensuring that an efficient preventative maintenance regime is in place.
 Assist management in developing and adapting maintenance schedules as necessary.
 Maintain full and proper records and conduct preliminary analysis of work executed, work pending, materials ordered and consumed and feedback to the appropriate personnel in order that Property Services can accurately monitor its' work against agreed departmental performance parameters.
 Preparing Service reports and Work Orders for the Site works.
 Liaising with Landlord Maintenance Team and Contractors for any modification required in the Property. Acquiring drawings and directing the Team to modify as per the requirement.
 Preparing SLA for the Company Owned properties and Landlord owned properties (where required).
 Act as a conduit in the event of an emergency (Electrical failure, fire, and flood) so that emergency services are alerted in a timely fashion to minimize any damage to Company's personnel and property.
 Build in a good team atmosphere to ensure optimum motivation, morale and productivity levels in the Section.
 Derive and maintain an accurate inventory of the major items of plant and equipment, together with its' associated service history to assist ease of decision making when it comes to "repair or replace" analysis.
 Liaising with Line Manager and Leasing Department to resolve the long pending Maintenance issues by the Landlord Management and Contractors.
 Advising Line Manager the Maintenance performance of Property Service Provider.

Airolink Construction L.L.C:-
•Designing the Layout for Low Current Systems such as Data/Telephone, CCTV Systems, and Access Control System as per Clients Requirement.
•Preparing the Quantity for all the Low Current Systems.
•Responsible for Quotations from different Suppliers.
•Attending meeting with Clients and Managers for any changes in design as per Clients.
•Supervision of Installation Works.
•Quality Check for Telephone Conduit installation at site.
•Responsible QA/QC for MEP Inspection reports.
•Handling QA/QC and Inspection for Precast Walls MEP and Civil.

Project: Australian Defence Air Force (ADF) Base, Al Minhad, Dubai.
Facility Maintenance-Electrical Engineer

Job Responsibilities
 Execute preventive/corrective maintenance and condition monitoring activities as per established standards and procedures.
 Planning and Execution of Weekly, Monthly, Quarterly Electrical Work Schedules.
 Liaisoning with ADF and Serco Officials for Planned, Unplanned and emergency Maintenance services.
 Executing the Work within the targeted project time.
 Attending MEP Snags in detail.
 Allotting the work to the team and organizing material required.
 Site Supervision for MEP Work Progress as per the AMAB & ADF Health & Safety Procedures to ensure safety of Company and Staff Members.
 Liaisoning with ADF and Serco Officials for technical recommendations.
 Preparation of technical reports.
 Managing the Data Base for work executed, work to be executed, materials consumed & required and Client feedback.
 Handling MEP team.
 Liaisoning directly with Managers for any modifications related to Annual Maintenance Contract, which in turn seeks management approval.

Al Shaer Electromechanical & Contracting Services L.L.C:-
•Preparing SLD, Lighting Layout, Power Layout and Load Schedules as per DEWA, ADDC, AEWA and AADC Rules and Regulations.
•Coordinating with Clients, Consultants and Contractors for Initial approval of drawings and Technical assistance.
•Preparing Fire Fighting Layouts as per NFPA Rules and Regulation.
•Responsible to handle approvals from Mall Management, DEWA, ADDC and AADC for all projects.
•Preparing complete Quantity and obtaining quote for MEP and Fire Fighting Works as per the Respective Layouts.
•Monitoring and reporting of MEP and Fire Fighting work’s progress.
•Quality Check and Testing of MEP and Fire Fighting works as per the Approved Drawing by Authority Engineers.
•Handling Local Authority approvals and Inspections for MEP and Fire Fighting Works by Local Authority Engineers.
•Responsible for Fire Alarm Devices to be Tested, Commissioned and Interfaced with the Main Panels from the Base Build Fire Alarm Contractors like Sibca, Naffco, etc.
•Preparing O & M Manuals, work procedure and, method statements for MEP and Fire Fighting Works.
•Maintaining & Handing over of projects with complete documentation like Approved Drawings and Load Schedules from Respective Authority, ASBUILT drawings, Testing and Commissioning reports and Guarantee certificates for required Equipments.
•Involved with all the Mechanical and HVAC works and closeout of the projects.
