Commercial Manager:
Managing pre & post -contract process, with a team of 5 estimators, 2 QS, and 2 sales executives to meet company’s vision, targets and goals. My position is a client-facing role, which requires responsiveness, listening skills and excellent negotiation skills equipped with outstanding technical and contractual understanding.

Key Responsibilities:
Contract Manager Role:
• Review and comment on Contracts with Clients, to protect Company’s commercial position.
• Partnering agreements with potential partners
• Review of insurance issues.
• Prepare and follow interim and final payments
• Prepare and negotiate variation orders
• Review initial and progress planning to foresee EOT.


BDM role:
• Generate business through different channels, including developers, contractors, architects, Interior designers & Consultants apart from the direct marketing methods
• Liaise with shareholders, review financial models, and provide inputs.
• Carrying out effective research & intelligence into competitor products & trends, always apprising selling rates in lieu of market comparison.
• Tender Negotiations with client to regenerate optimized BOQ.
Tender Manager Role:
• Define the tender strategy & ensure execution, including segmentation & prioritization of tenders, identifying key success factors to win & resource allocation to accelerate business.
• Manage multiple estimates for 5* hotels, retail and prestigious villas.
• Lead a team of estimators to submit competitive tenders on time, and presenting quality tendering, and tailored unit rates.
• Conducting post-bid meetings, submitting value engineering proposals and revisions.
• Promote value engineering solutions.
• Evaluate quotations and embrace negotiation with suppliers.
• Check tender documents for contractual content, to identify commercial risk of contract.
• Determine the resources required to develop the projects along with Operation Manager.
• Attend weekly meetings for ongoing projects to support variations based on quoted tentative rates & set Tender qualifications.
• Coordination with procurement manager for subcontract/suppliers agreements along with proposed cash flow schedules.

Attainments:
• Masdar Institute - (for BESIX contractors, and Aecom consultants) Abu Dhabi- Green Building Specifications - 20 million AED, involving joinery elements, the project was initially proposed as E0, and then we negotiated to E1 green level with NAUF materials; most of the core materials were sourced from Germany and USA.
• MBR villas (70 villas & mansions) for 55 million AED, involving all internal and external wood works (mashrabieh, pergolas, canopies, doors, kitchens, wardrobes, and vanities).
• Le Shangri Hotel 5* Hotel- Sail Tower (with Al Saad contracting - KSA)-Guestrooms & Apartments (113 Million SAR), involving all fit-out works (feature walls, wood works and furniture, glazing, drywalls and gypsum works, plastering, painting, wall paper, stone works, tiling and carpets, MEP 3rd fix, and lighting fixtures).
• Aqua Raffle 5* Hotels - (for Al Arrab contractors-KSA) Public Areas & Guestrooms (220 million SAR), a huge project (with main focus on Public areas), involving all fit out works (feature walls, wood works and furniture, glazing, drywalls, partition walls and gypsum works, plastering, painting, wall paper, stone works, tiling and carpets, MEP 3rd fix, and lighting fixtures, fountains, and landscaping), and coordination with external glazed facades, and electro-mechanical subcontractors.
• With Dur Hospitality 2 projects (65 million SAR):
o Makarim Ajyad Jeddah 5* Hotel, Guestrooms
o Makarim Riyadh 5* Hotel Renovation of public areas
Involving all Fit-out works especially for ballroom, meeting rooms, lobbies, VIP lobby, and restaurants, and changing all external facades (stone and glazing) till the 1st level.

Estimation manager- fit out - hotel division في Greenline Interiors

• Conducting post-bid review,

• Participate in Business Development, trying to equate quality vs cost.
• Reviewing pricing and scheduling
• Promote Value Engineering Solutions.
• Monitor joinery breakdowns, coordination with joinery factory.
• Evaluate quotations, and embrace negotiation with suppliers.
• Compile Tender File.
• Attend weekly meetings for ongoing projects to support variations based on quoted tentative rates and pre-qualifications.

• Wafi Hotels (Rooms, apartments, and Public areas), Dubai (148 million AED- won project, )
• Jewel Creek Hotel, Dubai (98 million AED)
• Deira waterfront Hotel Fitout package (rooms & public areas 70 million AED)
• Empire PuB (23 million AED- won project, )
• Shaza Hotel, KSA (negotiation stage)

• Send inquiries to the subcontractors and ensure that their relative prices are in liaison with required specifications.
• Attend meetings with client representatives and consultants, and suggest Value Engineering solutions to help win the bid.
• Assist the general manager in implementing Overhead and Profit factors.
• Advice on shop drawings for ongoing projects.

 Sugar Production Plant in Ethiopia, sponsored by World Bank: over 27, 000 m2 includes damns, sugar plant (220 million $)
 Group of office buildings in Jebel Ali.
 Mena Al-Hosn, Beirut: a restoration of old residential building to meet high-end living.
 Intelias Boutique Hotel, Beirut: from feasibility study to key BOQ.
 Renovation project: Luxurious small group of villas in Abu Dhabi.
