To generate vacant unit reports from te system after verifying the DEWA outstanding is cleared and maintenance completion inspection is obtained.
Coordinate with the maintenance manager to rectify if any default is observed during customer inspection of the vacant property and ensure that default has been attended before start date of contract.
To collect relevant documents (details of check list to be provided) from the sales staff or from customer via email and take approval from General Manager prior to customer’s visit to our office to make payment and sign the contract.
Upon customer’s visit, forward the payment to the Accountant, facilitate formulation of the Contract and Ejari, ensure customer goes through the Terms and Conditions of the contract before signing.
Take the signature of the signing Authority of City Tower Real Estate LLC and handover the Ejari and Tenancy Contract to the customer.
To provide additional documents if required by the customer particularly for the Commercial Application like NOC, Affection Plan, Title Deed, MEP Plan, etc for registration of the contract in Government Department. This has to be handover to customer along with Ejari to avoid ambiguity later on.
Receive all customer post Sales queries, revert back to the concerned person in City Tower Real Estate LLC for clarification and update the status to the customer expeditiously.
On Raw and Packaging Materials:
Conducts physico - chemical analysis of all incoming raw materials including agents.
Conducts regular inspection of existing stocks at the Central Warehouse.
Makes regular reports on Quality Control evaluations, water analysis results and writes complaints to suppliers as the need arise.
Maintains updated file of Product Specifications and Approved Suppliers.
Conduct inspection /audit in the production/warehouse approved supplier .
On Field:
Conducts Customer Satisfaction Guide (CSG) for all Dunkin Donut shops and production centers as scheduled and recommends improvement based on findings and/ or evaluation.
Coordinates with shop managers or supervisors on findings during shop visits.
Recommends better methods and processing of baking, finishing and merchandising of goods to shop and production centers.
Troubleshoots problems and complaints at the shops and/or production centers.
Inspects sanitation of shops and / or production centers whenever the chance for visits arises and recommends means to improve it.
Ensures strict implementation of standard production process in assigned Production Center.
Ensures that Good Manufacturing Services are strictly implemented.
Ensures that standards on product quality, customer service, cleanliness and sanitation are strictly enforced.
Performs weekly CSG/store evaluation checklist to ensure adherence to QSC(Quality Service and Cleanliness).
Assists in the monitoring of supply procurements to implement FIFO policy and adhere to standard shelf life of all raw materials.
Ensures product quality, customer service, cleanliness sanitation and strictly enforced the Production Center.
Develops improvements on the system of production covering, but not limited to the following:
Random sampling of delivered mixes and other raw materials
Monitoring of the mixing process
Conducts test cut
Monitors proper preparation and standard formulation of finishing mixes
Evaluates project rejects/return.
Conducts line checking of release parameters such as physical checks.
Evaluates the results of periodic sampling and gives advice to operators for corrective action as necessary.
Checks the quality work done by the operators in cleaning the machines and parts during start up and shut down.
Prepares leak test solutions needed by production.
Conducts analysis of raw and packaging materials submit periodically to Nestle the tabulated results for evaluation of analytical performance.
Prepares finished product samples for organoleptic and sensory examination.
Assists in updating the QMS and all related documents.
Prepares leak test solution.
Coordinates with the operators the timing of sample preparations and lifting of environmental samples.
