Charged with managing and directing commercial, residential and retail properties in Medina Centrale Precinct located in The Pearl Qatar, Doha having 850 thousand rental square feet of space.
Provide executive-level leadership for broad range of operations including selection, review, and management of outsourced property management partners.
Ensure high quality operation of building infrastructures such as mechanicals, HVAC, plumbing, electrical, life safety and security.
My core responsibilities of the position includes following
- Manage the day-to-day delivery of FM services including management of Subcontractors.
- Manage the maintenance plan to ensure that it complements and will not restrict operational requirements of UDC.
- Maintain, review and update the site Asset Management Register and schedule Maintenance Program. Ensure that all new assets and equipment are attached to the Asset Register and Maintenance Schedule.
- Update and maintain the Facilities and Maintenance CMMS database to comply with KPI's.
- Implement, schedule and manage planned preventative maintenance and reactive maintenance
works for Medina Centrale and Quant Quartier Precinct.
- Prepare Business case and proposals, risk management strategies, and delivery plans for Lifecycle replacement and facility upgrade project for Medina Centrale and Quant Quartier.
- Ensure adherence to company policies and procedure, Quality Assurance, Environmental and Occupational Health and Safety. The manager responsible for the management of site HSE.
- Provide monthly reports on compliance, completions rates for repairs and KPI compliance for Planned Maintenance. Also conduct operations contractor meetings, which facilitate stronger communication and the ability to resolve critical issues with and for the client.
- Conduct Inductions, Competency Assessments, Risk Assessments, Workplace Inspections, Tool Box Meetings and compile Incident Reports and Investigations as required.
- Manage procurement of material and service, supervise subcontractors and UFMCO FM personnel, conduct audits and compliance checks.
- Lead Manager for the development and implementation of the Environmental Management System and manager responsible for the management of EMS.
- As a member of the UFMCO Senior Management Team, I liaise and work collaboratively with UDC Business Groups in the achievement of goals related to Service Delivery and Outcomes for Medina Centrale and Quant Quartier Facility.
Provided dedicated management to 187 thousand square feet at ICICI Bank headquarters in Mumbai. Led a team of 25 agents, engineering and janitorial staff. Developed annual operating and capital budgets and reviewed monthly financial statements to monitor monthly variance. Maintained regulatory compliance and reporting required by government agencies and corporate management.
Selected Accomplishments
- Successfully implemented sustainability and energy efficiency program thereby leading to annualized saving of 22% in KWH reading and 18% reduction in energy bills.
- Managed renovation and technology upgrade of MD & ED’s Conference Room, Board Room and Auditorium and saved $15k in a projected cost of 95K

- Standardised facilities services to streamline processes, including deployment of CMMS system.
- Conducted equipment & system review as well as performed technical M.E.P analysis and implemented equipment life cycle management / equipment replacement plan for under and non performing asset.
Managed facility of Banks South India headquarters and 6 branches in Chennai and support for 3 additional bank branches in Coimbatore, Cochin and Ernakulum. Lead the facilities management area, including plant maintenance and utility functions for total 92 thousand square feet. Improved overall buildings and equipment operating conditions through implementing professional leadership strategies, such as building maintenance, repairs and custodial services procedure. Performed HSE due diligence on existing and perspective properties.
Selected Accomplishments
- Successfully managed branch look & feel project and remodeling of 9 branches thereby enhancing overall appearance, improved operations and increased customer satisfaction at branch level.
-Spearheaded the successful efforts to obtain fire and occupancy certificate from statutory bodies including obtaining of license for STP and Building Fascia for Standard Chartered Towers, Mumbai.
-Spearheaded finalization of site development project, entailing site investigation, negotiations, project management and setting up of facility management team for GSSC, Chennai.
Managed 2 buildings for client JP Morgan Chase in Mumbai and Bangalore with more than 180 thousand square feet of office space and 2600 team members. Hired, trained and supervised staff, which included admin, engineers, duty technician, cafeteria, transport and security personnel. Served as a primary contact for client, responding to and resolving issues with the support of staff members. Conducted regular inspections and recommended maintenance, improvements and alterations. Prepared annual budgets, forecasts and management plans as well as monthly performance and variance reports. Coordinate all move-ins, move-outs and walkthroughs.

-Spearheaded transition team and successfully transitioned Paradigm Tower, Mumbai and Prestige Technology Park, Bangalore from a project stage to an operational facility.
-Successfully resolved the teething issues in transportation and project handover at site.
