• As the Owners representative for ID related works of DAMAC Properties and the Chairman’s Private Properties
• Assessing Designs by In-house design team for practicality and Budgetary evaluation
• Coordinating Value Engineering without changing the concept design
• Identifying Competent Contractors for the work in hand
• Managing the tendering process to make sure all technical aspects are covered
• Finalizing contractors & their contracts in close coordination with Contracts/ Legal dept.
• Managing projects once on site, making sure of Client ‘s requirements
• Scrutiny of Documentations, Drawings, Materials, Mock-ups etc and Approvals of the same
• Preparation of Project Reports for the Chairman
• Reporting to Vice President - Interior Design
• Facilitating initial concept with client and designer
• Finalization of Design & Design Concepts
• Value Engineering of designs where required
• Budget Control
• Detailing and Technical Assistance for Shop Drawings
• Preparing of Programs
• Follow up with Subcontractors & arranging regular progress site meetings to monitor their work progress w.r.t. planned schedule of works
• Control over QA/QC Norms & Procedures
• Necessary follow-ups & to obtain approvals on job invoices for the contract works & variations from clients and consultants, after submitting relevant documents. Complete documentation of project as per ISO standards
• Monitoring Manpower & its output during project execution as per planned progress & follow up/ liasioning for joinery items from Production dept./ Workshop.
In addition to Managing the above projects, had the experience of Seting up & Managing Five Construction Departments viz., Gypsum, Painting, Civil, Glazing & Cleaning.
• Successfully completed all HI projects in the first fiscal year ’08-’09 itself for Gypsum, Painting & Civil departments - where previously only 20% contracts were in-house.
• Creating Glazing & Cleaning departments and Achieving 80% HI projects coverage for Glazing and 100% for Cleaning Department.
• Successfully Trained and Set-up a Facilities Management Team of 85 Cleaners, 32 Office Boys & 18 Multi Skilled Operatives over a period of 2 months for an AMC with Noor Islamic Bank. The team continued to perform as per the systems set to complete the Contract with-out major complaints and only a periodic inspection was required.
• Establishing a Cast Gypsum Factory at the HI facility at Abu Dhabi, catering to cast gypsum requirements of all projects in UAE.
• Major Projects like F1 Circuit @ Yas Marina - All Support Buildings, Emirates Nuclear Energy Council Offices, Executive Affairs Authority Offices, Abu Dhabi Council for Economic Development, First Gulf Bank Branches (pan UAE), Noor Islamic Bank Branches (pan UAE), UAE Exchange Branches (pan UAE), Emirates Foundation Offices, Dubai Holding & Partners’ Offices, Ruwaad Offices, L’Oreal Offices, Left Bank Restaurant, Pomellato Boutique.
• Reporting to Director of Operations.
