 Providing leadership for multiple aspects of controls including costs, planning, scheduling, engineering, supervision and business management personnel  Preparation of Project Briefs and Area Programmed (Facilities / Maintenance Schedules).  Undertake full and comprehensive review of engineering and fit-out documents and proposals at all stages of the design and construction process.  Make technical design and construction recommendations to the Development team in order to ensure that potential Projects are in accordance with both Technical and Brand Standards.  Carry out regular site inspections of the Project works in progress, to insure full compliance.  Provide regular written reports on the progress, in respect of financial, contractual and physical progress, at all levels within the company, as required in oral, written or digital presentational formats.  Oversee and assist in the snagging inspections and production of snagging lists and the post-handover defects correction period inspections, to ensure the Developers and Contractors full compliance with their Contractual obligations through to the final completion of the Project.

DUTIES
1- Staff Management and Development
 Manages, coaches and appraises employees within the Department team, including conducting annual and six monthly performance reviews within scheduled timeframes and in line with policy.
 Maintains goals and performance standards for the Department and determines resources required such as the Monthly and Yearly Training Plan.
 Identifies and resolves behavioral and performance issues in a timely manner.

2- Department Operation, Planning and Developing
 Ensure the proper execution of the Preventive Maintenance Program
 Develops the team structure and working procedures necessary to enhance productivity
 Arranging the needed Annual Maintenance Contracts (AMC) with qualified outsources contractors.
 Co-ordinates activities, determining priorities, Work Permits and establishing deadlines (where appropriate), to increase efficiency
 Ensure effective energy conservation measures in areas of operations
 Manages the quality of services provided by the Department and contractors, including monitoring the availability of critical services and the efficient handling of internal and external requests.
 Establishes and maintains service level agreements and ensures performance levels are met in line with strategic business objectives.
 Directing and planning essential central services such as reception, security, maintenance, archiving, catering, waste disposal and recycling.
 Investigating availability and suitability of options for new premises through self-study and third party inspections (Bureau VERITAS).
 Planning best allocation and utilization of space and resources for new buildings, or re-organizing current premises.
3- Department Budgeting.
 Planning and Developing realistic budgets and manages all Department’s expenses (Payroll, Salaries, Operational Expenses and Energy)
 Getting approval of quotations from owners whenever required
 Arranging capital expenditure (CAPEX) or (FF&E) Projects to be send for Owners for approval.
 Preparing documents and studies to put out tenders for contractors.
 Calculating and comparing costs for required Projects or services to achieve maximum value for money with high quality.
 Planning and Developing the Energy Saving Techniques to be in line with Profit protection Plan (PPP).
4- Fire, Life, Health, Safety and Security (FLHS&S)
 Ensuring the building meets health and safety requirements.
 Establishing, Leading and coordinating with Fire, Life, Health, Safety and Security (FLHS&S) Team to assign the safety procedures to be in line with civil defense requirements, including staff induction, incident reporting, fire safety, building safety, evacuation procedures etc.
 Establishing and maintaining the service level to be in line with Food Safety, HACCP and CRISTAL Programs.
 Calculating and detecting the Risk Assessment Plan for all Areas and workplaces.
 Establishing and maintaining the Water Risk Assessment Plan to be in line with Legionella prevention Program.
5- Sustainability and Environmental Activities
 Planning and habilitating the building Facilities and services to be in line with the requirements of Green Globe Certificate which involved:-
