The project scope consist 5 residential towers
Perform Complete management for NDIA-FM-0001 - “Cargo Complex
•Extensive customer service skill set dealing with contractors, suppliers, managing agents, and all aspect of Environment, Health and Safety including Risk Assessment. Fire and emergency evacuation testing, security access control, workstation assessment and staff induction training sessions.
•Lead a team of staffs coordinating with the Electrical, Electronics and Civil department.
•Maintenance of HVAC systems including Split Air Conditioning units, chillers, VRV Units, AHU, FCU, Fresh Air Fan and Exhaust fan, axial fans, induction fans, pressurization and jet fans, ecology unit
•Maintenance of MEP systems such as piping accessories, plumbing, Pumps, fire fighting systems, generators, panels, lighting repairs
•Manage Cleaning & housekeeping of building services
•Responds to emergency MEP systems and calls and take necessary action to resolve
•Deliver an effective and efficient service maintenance to ensure equipment’s smooth operation
•Issuing and closing work orders in CAFM Software
•Managing and monitor contractors maintenance works
•Coordinating and planning preventive, corrective breakdown maintenance of equipment’s
•Preparation of Weekly/ Monthly progress report, Incident Reports, & Utility reports.
•Arrange trainings for team, safe work procedure implementation
•Conduct meeting with clients for discuss work progress
•Coordinating with department while preparation of SOPs for maintenance
•Liaison with client and make sure a smooth operation of facilities and provide quality service
•Perform inspections of the facility to monitor the benchmark of work and schedule.
•Maintain inventory for spare parts, tools and order items as necessary.
•Ensures that both the quality and the quantity of the jobs are in line with Service Level Agreements/KPIs
•Coordinate with supplier and procurement team for material delivery
•Administered all office services such as developing filing system and evaluated all supply requisitions
•Prepared conference room for all high level conference and video calls and prepared purchase orders for supply
•Analyzed all service level agreement and ensured compliance to client portfolio.

•Coordinating essential central services such as security, maintenance and cleaning
•Ensure compliance with standard and regulations
•Performing preventative building repairs and maintenance checks
•Plan, organize and perform field contracting and purchase activities of assets.
•Responsible for reviewing documents to ensure quality control standards.
•Monitor and ensuring all services is undertaken within approved budget.
•Approval of permit to work, LOTO, method statement and risk assessment, HSE
•Conduct audit with client for entire facility & assets.
•Performed facility inspections and reported on conditions affecting operations, monitored and supervised HVAC and mechanical maintenance, formulated and submitted summary reports of conditions in buildings and recommended actions to be taken.
•Identify opportunities for improved operation to drive efficiencies (process and cost) and make recommendations to the Area/Site Manager for consideration.
•Present business cases to senior management to obtain sign-off and project funding.
•Oversee management of system assets, with accurate recording and tracking to assist configuration management
