• Budgeting and Control: Preparing project budgets, projected Cash flows and comparing with actual results thereby reporting variances and taking corrective measures.

• Financial and Compliance Reporting: involves preparing Real time financial reports showing profit and loss on each project, Equity invested, Loans taken and invested, payment made to contractors and outstanding payment to be made to contractors, Budgets V/S Commitments V/S Payments. Regular progress reports showing the overall financial performance, progress of the projects and completion time lines.

• Preparing Financial Models and investment appraisal reports (calculating IRR, NPV, payback period, ICR, DSCR, Profitability Ratios) for Residential, Commercial, Retail, Hotel and Mixed use developments.

• Supervision: involves supervising all payments made on the contracts are valid, correctly reflected in books of account i.e. Payment invoices are accurate, according to contracts, approved and within approved budgets. It also involves instructing account department as to the type of payment mode and availability of funds.

• Risk Management: Evaluate the financial and operational risks involved in the ongoing projects and work upon lowering them.

• Due Diligence: This is required in all critical areas from planning to execution. Major areas where due diligence procedures are in place includes Selection of Major supplier, Contract terms, timing of placing orders Cash Flow, Budgetary Approvals, Payment process..
