Key Roles & Highlights:
Responsible for delivering total facilities management and project management components of the contract to match the expectations of the client, commensurate with a world-class facility, with full compliance with performance obligations. The strategy requires strong client relationships ensuring that all works are carried out efficiently and effectively, managing all extended agreed works within the contract obligations and works external to the contract.

Ensure continuous improvement in service delivery, environmental and energy management.
Introduce international best practices into the delivery of services.
Ensure that there is a cohesive and logical process in place to support continuous professional. development of the team, with the aim of continuous year on year improvements in service delivery.
Prepare the yearly budget for those items not within the annual budget in contract years 1 to 3, in conjunction with the Country Manager.
Review quarterly reforecast and prepare monthly accruals and submit to the General Manager.
Ensure that services are delivered within the annual budget.
Prepare the annual operating budgets in conjunction with the Country Manager, and agree the annual budget.
Achieve zero abatement from contract performance KPI through focused and diligent management of the contract work performance.
Ensure compliance with relevant laws, regulations, codes and standards.
Ensure compliance with client Operational Procedure Manuals (OPM's) and General Instructions (GI's).
Ensure the contract's sub-contractors and suppliers are effectively managed so that they deliver the services in accordance with the contract requirements, company Services system requirements in a cost effective manner.
Oversee maintenance planning, scheduling and operations including maintenance and updating of all necessary input data and output reports.
Develop appropriate scope of works and contract documentation to all service contracts to be entered into in accordance with company's procurement procedure.
Tender and appoint contractors as provided under contract or as per company's guidelines.
Monitor and measure contract quality performance and promote continuous improvement using KPI assessments and analysis, site and customer surveys and sub-contractor interviews.
Undertake condition surveys and technical troubleshooting and prepare formal reports.
Attendance on site on a full-time basis and ensure arrangements are in place to provide appropriate service coverage.
Provide technical and management service and support to the clients.
Prepare and obtain approvals for client works including variations and additional works as provided under the contract and in accordance with company Services and the client's procurement procedures.
Prepare monthly contract client reports on time and submit to the Country Manager for review.
Identify critical systems and spare parts and ensure 99.99% availability with appropriate redundancy mechanisms developed and in place.
Identify risks and mitigate them, identify opportunities and capitalise on them.

Coordinate and direct projects, making detailed plans to accomplish goals and directing the integration of technical activities.
Analyze technology, resource needs, and market demand, to plan and assess the feasibility of projects.
 Plan and direct the installation, testing, operation, maintenance, and repair of facilities and equipment.
Direct, review, and approve project design and changes.

Maintaining existing and designing new Electro-Mechanical Equipment/Systems, HVAC, Medium/Low Voltage, Generator, CCTV, PBX, Fire Alarm, MATV, Access Control including Elevators and Plumbing and Firefighting systems for existing and newly proposed branches.
Maintaining in a cost-effective and safe condition in accordance with the approved budget.
Interfaces with the suppliers & contractors regarding direction of technical and financial contract.
Reviews and approves all expenditures for tools, equipment, supplies, materials and additional contract requirements.
Review shop drawings of different branches.
Communicating operating philosophy, objectives and expectations to General Managers in a continuing effort to build the site team.
Managing, directing and scheduling day-to-day and long-range Preventive Maintenance activities for different branches.
Ensure that all programs and procedures of the Maintenance staff are being properly implemented.
Manages and supervises facility personnel including hiring, promotions, recognition, discipline, and performance management. Plans, directs, and monitors the performance objectives of Maintenance personnel.
Manages contractor specifications, problems/issues, performance and administration.
Recommends solutions and implements appropriate corrective action for major or complex maintenance issues as well as energy saving techniques.
Assist/Coordinate with consultant during designing/commissioning/testing of electro-mechanical systems for new branches.
Designing and lead new building projects, renovations or refurbishments.
Checking technical designs and drawings for new facilities to ensure that they are followed correctly, supervising contracted staff and ensuring projects meet agreed specifications, budgets and timescales.
Complies with all company policies and procedures and adheres to company standards.
Attend different exhibitions regarding to housekeeping and laundry materials.

Directly coordinates activities of engineering department to design, install and test electronic components, products, and systems. (Such as Pelco CCTV, Cisco Wi-Fi Network, PTCL Telephone exchange, Bosch Security Systems).
Direct department activities, through subordinates, to design new Projects, Modify existing designs, improve execution techniques and develop test procedures.
Analyse technology trends, human resource needs and market demand to plan projects.
Supervision on electrical and electronics work as the technical specifications and follow up the work plan.
Confer with management, procurement and marketing staff to define engineering feasibility, cost effectiveness, and customer demand for new and existing projects.

Project # 3

Key Roles & Highlights :

 Serve as Project Engineer and monitoring BMS/CMS mode test, cause and effect test and integration with OCS (Overall control system). Have especially dealt with Commissioing, integration and handover of Al-Fanar mcc's.
 Carry out the technical review, approval and process of all technical submittals such as drawings, materials, method statement, work procedures, etc. for constructability and code compliance
 Carrying out the inspection of works carried out by contractor related to installations as per the approved drawings and proper quality is maintained.
 Obtaining approval of drawings to ensure effective management, including the control of site progress, resolutions of site problems, control of site meetings, etc.
 Planning of HVAC equipment, BMS start-up & operational, functional & integration tests and ensuring that all devices are installed before BMS start up.
 Ensured proper maintenance of site records, inclusive of daily site diaries in an approved format and formal monthly progress.
 Accountable for devising and implementing plans for commissioning of Complete Building Management Equipment including Fan Coil Unit (FCU), motorized smoke dampers, AHU & HVAC systems panels, Generators and Automatic transfer switch.
 Participating in technical co-ordination and progress meetings & site co-ordination discussions with consultants & sub-contractors
 Conveying technical expertise through process analysis, control philosophy and functional specification management responsible for Execution as per drawings & design, final validation of system operation
 Lead all Low voltage project operations, design, installation, entailing inspection, testing & commissioning and final handover with complete project management accountability. Those systems Included Firealarm, Access control & Biometric security system, IP CCTV, Master clock, AV Paging, FM200 and VFD’s.
 Successfully carried out pre-commissioning, testing and commissioning of HVAC and electrical units using Trend and honeywell DDC Controller in BACnet System.
 Lead role in finishing the fire alarm and fire fighting system on time on an accelerated mode for its requirement to be cleared by the Civil Defense.
 Preparing progress reports, schematics, riser diagrams and various schedules to coordinate with the Main client (KAAU, MOE) and Consultants (ZFP).
 Preparing all documentations including RFI’s and submittals for the handover of projects. Preparing As built Drawings and O&M Manual, Training maintenance staff.

King Fahad Medical & Research Centre (KFMRC), KAAU :

Key Roles &Highlights:

Study and analyze technical drawings, specifications of electrical/electronic systems, to ensure that installation and operations conform to standards and customer requirements.
Provides technical direction and on-the-job training to Drafters and technicians.
Direct and coordinate installation, maintenance, support, documentation, and testing activities to ensure compliance with specifications, codes, and customer requirements.
Designing, installation, and testing of electrical equipment such as, control panel, lighting, and wiring.
Installation, commissioning and trouble shooting of Fire alarm system. Installation of Relay/control modules integrated with Elevators and fire pumps in case of emergency.Installation of networking module.
Installation of IP speed dome high resolution programmable cameras with full stream sharing to multiple clients. Installation of Fixed dome cameras of 300 series.
Design and installation of master clock, Audio paging and access control system Kantech KT-400 EU version ioProx card readers and finger detectors. Networking and Communication of multiple zones with the fire alarm system.
Investigate customer or public complaints.Determine nature and extent of problem, and perform remedial measures.
Make any change or notes in the design that is not identical for implementation on the ground.
Making the necessary adjustments to the work program according to the new information during the implementation and identifying the necessary cash flow.

Operation and Maintenance King Abdul Aziz university, KAAU :

Key Roles & Highlights:

provides highly responsible administrative staff assistance to the General Manager and performs other related work as required.
Develops, plans and implements goals and objectives for the operations and maintenance department, prepares and administers internal policies and procedures relating to departmental program activities interprets and explains applicable rules, laws and regulations to technicians and others.
Directs, oversees and participates in the departmental program work plan assigns work activities, monitors work flow and project status, reviews and evaluates work products, methods and procedures, implements needed work process and automation improvements.
Visits job sites to oversee work in progress and provide needed direction; responds to major emergencies during and after hours as needed; directs the investigation and correction of consumer and operational complaints within areas of jurisdiction.
Expert in operation and maintenance of electromechanical systems installed i.e. HVAC(AHU’s, Chillers, FCU’s, Package units), Generators, Automatic transfer switch, MCC’s, MDB’s, switch gears Fire fighting system, Fire water and chilled water pumps.
Lead role in Installation, operation and maintenance of Medium and low voltage systems including Fire alarm, CCTV, Access control Security system, Cisco routers and network cabinets, BMS, all lighting and power supply system and computer labs with projectors.
Manage, direct and organize Maintenance Division activities including maintenance, repair and inspection of facilities, and associated equipment.
