• Managing the day-to-day operations of the facility, including maintenance, repairs, security, cleaning, waste management and utilities management.
• Carrying out routine scheduled maintenance Inspections and responding to equipment faults.
• Witness Functionality & Operations of HVAC Systems, Firefighting Systems, Fire Alarm system, FM-200, Aerosol system, Generators, Mechanical Ventilation system, Mechanical Pumps & Other MEP Systems.
• Monitoring & supervising a team of MEP inspectors to oversee day to day operations.
• Recommend and implement corrective action (CM) based on Project specifications & standards.
• Preparing detail inspection report for MEP systems with corrective maintenance recommendation as per project specification & standards for site team.
• Ensuring compliance with health and safety regulations and implementing appropriate policies and procedures to maintain a safe and healthy work environment. Conducting regular inspections, risk assessments and emergency preparedness planning.
• Monitoring and analyzing energy consumption and implementing strategies to reduce costs.
• Maintaining accurate records, documentation and reports related to facility operations, maintenance activities, financials and compliance. Providing regular updates and reports to Project manager.
• Planning & Executing the work base on Base line Program prepared by planning department to achieve project completion and target dates.
• Monitor and supervise whether the installations is carried out for all MEP system (HVAC, Plumbing, Drainage and Firefighting etc.) is in accordance with Approved Shop Drawings, Method Statement (MES), project specification.
• Study the Agreements with contract, Drawings, specification, BOQ etc.
• Raise Inspections with Consultant as per ITP, Method Statement (MES), Approved Drawings and Project Specifications.
• Follow up Closely procurement schedule & Confirmation of delivery for material & Equipment.
• Preparing Monthly Progress Invoice for the project.
• Attending Co-ordination & Progress meeting with Project Management Team, Consultants & Other Contractors.
• Reporting to project manager on Regular basis to Ensure Effective communications.
• Daily site surveillance and monitoring for the development of work and submit actual daily, weekly and monthly progress report.
• Preparation of As-Built Drawings, O&M manuals & Other related documentation for QCDD & Handing over the Project.
• To check the work plan prepared by project planning department and start the activities according to plan to achieve project completion and target dates.
• Attending Co-ordination meetings with client, consultant, sub-contractors, suppliers & other disciplines
• Attending the planning meeting regarding the status of work, prepare the progress report.
• Following up with different subcontractor and coordinating with them for the progress of execution and quality related issues.
• Monitor and supervise whether the installations is carried out for all the Mechanical and MEP works in accordance with Approved Drawings, Method Statement (MES), QCS, Project Quality plan, project specification, QCDD and KAHRAMAA regulations.
• Perform all assigned work to agreed standards for safety, health environment and demonstrate a commitment to attaining high levels of HSE (Health, Safety & Environment) performance.
• Join for Inspections with client, Consultants and subcontractor (QATAR RAIL, JACCOBS and TCS) as per ITP, Method Statement (MES), Approved Drawings and Project Specifications.
• Coordinating with 3rd party Consultant for compliance & Approval of QCDD Inspection.
• Attending QCDD inspection as per the project requirement.
• Verifying, informing and advising site team for any defects. Coordinate with engineering, client and sub-contractor’s representative on daily basis to resolve any quality problems or issues.
• Coordinating with testing and commissioning for hand over from Execution team.
• Coordinate with Civil Engineers and Architectural Engineers to resolve the daily site issues regarding execution of work.
• Giving MEP clearance for Architectural to continue the work.
• Reporting all related activities to MEP manager/project manager. Preparing Weekly report, Daily report of project related to work progress in dedicated Area.
• Designing maintenance strategies, procedures and methods.
• Carrying out routine scheduled maintenance work and responding to equipment faults (Chillers, Pumps, FCUs, AHUs, Split Ac, and Exhaust Fans).
• Trouble shooting and problem solving at the time of machine breakdown.
• Controlling maintenance tools, stores and equipment.
• Monitoring Chillers, Pumps & all machine on daily scheduled.
• Prepare and submit summary reports of conditions in buildings and recommend actions to be taken.
• Review and understand equipment and methods of operation, BMS system, fire/life safety, and other systems.
• Comply with all safety procedures and requirements.
• Organizing teams to make sure 24-hour cover is available.
• Ensuring there is continuous cover of the machinery and equipment in case of breakdowns
